You might be waiting to see if there’s going to be further price reductions in the market, but when you’re ready to go, you want to be able to act fast and a preapproval allow you to do this

$1.3 billion in home loans for Sunshine Coast families. 🏡

This month marks 10 years since we opened our doors in 2016 — and that number represents thousands of conversations with locals at some of the biggest moments of their lives.

Here are the 3 things I wish I could go back and tell every single client earlier:

1. Timing is everything. The best time to talk to a broker isn’t the week you find a house — it’s a month or two before. Knowing your number changes every decision you make.

2. Loyalty doesn’t always pay. Your bank won’t call to tell you new customers are getting a better rate than you. Sometimes staying put is right — but it’s always worth the conversation.

3. Borrowing power isn’t fixed. Same person, same income, same deposit — and an $80,000–$100,000 difference in borrowing capacity between lenders. Lender selection matters.

Our first week in the new Coolum Office

✅ We had 6 appointments in Coolum and 5 in Noosaville
✅ Submitted $6,900,000 in applications
✅ Booked 4 new appointments for the Coolum office next week
✅ Signage went up
✅ Interviewed for our new Operations Manger
✅ Got the kids back and forth from tennis camp, rugby, swimming and play dates

We have a few more finishing touches over the next week or 2 and will hopefully have the new operations manager recruited.
