🏡 Home prices have fallen for the first time since early 2020 📉⁣

National average property prices fell 0.11% in May and then 0.25% in June, dragged down by falls in Sydney, Melbourne and some regional areas.* ⁣
⁣
To put that into perspective though, national house prices increased more than 20% in the 12 months leading up to March. 🤷‍♂️⁣
⁣
So it's no surprise we're starting to see a bit of a correction. ⚖️⁣
⁣
On the plus side, this current plateau period could give first home buyers and upgraders a better chance to get a foothold in their respective markets - especially with all the federal government home buying scheme spots on offer from July 1. 🗓⁣

90% of home owners had already started preparing for a rate rise before the RBA made their first hike in May, according to a survey of 1,072 people in April.* 👨‍👩‍👧‍👧⁣

Here are some ideas to help budget for more rate rises coming this year: ⁣

- 47% of people surveyed have reduced their living costs (eg. fewer nights dining out or Uber Eats!),⁣
- 42% have bolstered their savings,⁣
- 38% are making additional repayments now, and ⁣
- 37% have started putting extra money into an offset/redraw account.⁣

Also, late last year the financial regulator APRA announced new borrowers need to be tested to see if they can cope with interest rates at least 3% above the current rate (up from 2.5% previously). 📈⁣
