“Should I wait until I have 20%… or just buy now?”
Had someone ask me this recently after saving about a 10% deposit.
It’s one of the most common questions I get — and honestly, it’s where a lot of people get stuck for years.
Here’s the reality most people don’t realise…
The 20% deposit rule isn’t a rule. It’s just one option.
A scenario I’ve seen play out…
Someone was in a similar position, around a 10% deposit saved.
They were considering waiting another couple of years to avoid things like LMI and feel “more comfortable”.
But after running through everything, they decided to move forward sooner rather than later.
They got into the market at around the $500k mark.
Over the next couple of years, the area saw strong growth — and the property ended up sitting closer to $900k+.
So while there were upfront costs at the start, it became pretty irrelevant compared to the equity they built.
I’ve seen this happen more than once.
Another client spent years trying to hit that full 20%… but kept falling just short.
Eventually they decided to move forward with what they had.
And over time, the market did more of the heavy lifting than their savings ever could.
But here’s the important part…
It doesn’t always go like that.
If the market stays flat, or things are stretched too tight financially, it can feel like a slow grind.
That’s why this decision isn’t about “right or wrong” — it’s about what actually puts you in a better position over time.
For some people, waiting makes perfect sense.
For others, getting in sooner (with the right structure) can be the move that changes everything.
