🏠 Investors
Negative gearing on existing properties ends July 2027 (new builds exempt). CGT moves to an inflation adjusted model with a 30% tax floor. Already own? You're not affected.

🔑 Homebuyers
A more level playing field at auction, $2B in new infrastructure to unlock 65,000 homes, and the foreign buyer ban extended to 2029.

👨‍👩‍👧 Households
Claim up to $1,000 in work expenses without receipts from FY26/27. A new tax offset puts ~$250 back in workers' pockets from FY27/28. NDIS participants may shift to state run programs.

💼 Small Business
The $20k instant asset write off is now permanent. Loss carry back lets eligible businesses offset recent losses against past profits.
