After a frustrating experience with a previous broker (non Aussie), including long periods of silence and unclear communication, my client reached out for help securing a construction loan to build their dream home.

👊👊 Weekly Wrap: Closing Out 2025

Another big week behind the scenes. A mix of long-term planning, persistence paying off, and setting things in motion for a big start to 2026!

1️⃣ Clients First SMSF Investment in Motion
Started working closely with a client and his accountant to set up his very first SMSF property investment. These structures take teamwork and planning, but when done right, they can be very powerful, for several reasons not limited to tax purposes, asset protection and financial planning.

2️⃣ Interstate Investment Settled, Bigger Plans Ahead
Had an investment purchase in Queensland settle successfully. Next year we will be stepping it up by setting up trust structures as the client plans to acquire four more properties. Happy to be part of his team 🙏

3️⃣ Mates Refinance and Investment Pre Approval
Put through both a refinance and an investment pre approval for a friend. As we increased total lending with the same bank, I was able to internally renegotiate and drop the rate on his existing loan. A strong result without changing lenders, costing him nothing to internally refinancing but saving 15 points on his existing loan and setting him up to purchase his next investment!

4️⃣ The One That Got Away, Then Came Back
After nurturing a client for six months, he was briefly taken by another broker at the last minute due to timing and proximity. Persistence paid off and I won him back, finally submitting the refinance and cash out he had been wanting to do. Timing matters and with him taking time off work we got it done.

5️⃣ Asset Finance For Once
Secured a very competitive asset finance option for a new Toyota purchase for a client. The client ultimately chose dealer finance because they included extra servicing perks. A good reminder that it never hurts to negotiate big purchases! Dont just settle for what is first offered to you.

6️⃣ Bridging Loan Approved in Regional Victoria
Received formal approval on a bridging loan I have been working on for some time for an elderly couple in regional Victoria. Very happy to help them secure finance to move into the property they truly want.

7️⃣ Building the Dream with a Five Percent Deposit
Submitted a land and construction loan for a friend under the five percent deposit scheme. They will be able to build the home they have always wanted with a relatively small amount of cash upfront in a growth suburb.

8️⃣ Setting Up For a Big 2026
Registered interest in two major marketing events taking place next year. Always looking to improve, learn, and grow. Watch this space.

What a week. Here’s a snapshot of my work week - common themes of downsizers needing bridging facilities and first home buyers using utilising the federal 5% deposit scheme!

As we wind down to the end of the year many client are giving me the 'lets wait until next year' however this of course means there is less competition actively looking right now on the market!

Anecdotally speaking one client went to auction this week and was the only serious bidder there! desperate sellers meant they won at a favourable price with great terms.

1️⃣ The Bridging Loan That Wasn’t

Spent days negotiating a super-competitive bridging facility for a client… only for them to secure a long settlement and no longer need the loan.

Not the outcome we planned — but a reminder that in this game 'ANYTHING CAN HAPPEN'.

2️⃣ Refinanced & Rewarded

Wrapped up formal approval for a school friend’s refinance:

- Rate down from 6.20% → 5.29%

- $3,000 cashback in his pocket

Love seeing hard work turn into real savings for someone I’ve known for years.

3️⃣ First-Home Buyer Settlement Locked In

Booked settlement for a young client buying her very first home using the governments 5% deposit scheme. Nothing beats the feeling of helping someone step into their own home for the first time.

4️⃣ Supporting a Big Life Transition

Submitted a bridging loan for a couple in their 80s moving from their long-time rural farm to a retirement village — with no end debt.

These are the moments that remind me this job isn’t just about numbers; it’s about people, safety, and comfort.

5️⃣ Pre-Approval for a First-Time Buyer (With Backup!)

Got pre-approval sorted for a nurse purchasing her first property through the 5% deposit scheme. Also connected her with a trusted buyer’s agent to guide her through the search. A strong team makes all the difference.
