Remember when everyone was certain we were about to run out of fuel?

People put investment decisions on hold over it. Then the headlines moved on, the panic went with them, and not much had actually happened.

That parallel is the spine of Episode 19 of Confessions of a Property Investor, where Pamela Phillips and Michelle White from Chase Wealth Australia talk about interest rates and the fear built around them.

They get specific. Rates are sitting between 5.5 and 6.5%. On their worked example, every 0.25% of a rate rise on a $500,000 loan comes out at about $24 a week. The line that follows is the one to sit with: when you put it that way, it doesn't really seem like that much, does it?

Wanting it was never the problem. Knowing how to do it was. That's the part nobody hands you, and it's why plenty of people who work hard their whole lives still end up short.

The most common thing we hear from people in their forties and fifties is that they have left it too late.

They usually mean something specific. They pictured starting at thirty, they didn't, and now the whole idea feels like it belongs to someone with more time on the clock.

Here is what a ten year hold actually gives you. Enough time for a well chosen suburb to move through a full growth cycle. Enough time for rents to lift. Enough time for the loan to come down meaningfully against a rising value.

What it does not give you is room to be wrong about where you buy.

That is the real difference between starting at thirty and starting at fifty. Someone with thirty years can survive a mediocre suburb, because the market eventually bails them out. On a ten year window, the suburb has to do the work from day one. Supply, migration, rental pressure, infrastructure and affordability runway all have to point the same way, and they have to point that way now.

The RBA held the cash rate at 4.35% on Tuesday. Two holds in a row.
