"I need to save a 20% deposit first."

This one belief stops more people from investing than anything else and it's not even true.

Here's the reality:
→ 20% is just the deposit that avoids LMI. It's not the minimum.
→ Many lenders approve investment loans with 10% some with 5%.
→ If you own a home, you might be able to use equity instead of cash.

So, the deposit on an $900,000 property could look like $45,000 or potentially $0 out of pocket if you've got equity to work with. The biggest mistake? Waiting years to save the "perfect" deposit while prices climb faster than you can save.
The real question isn't "do I have 20%?" It's "what's the smartest way in with what I already have?"
