Ever heard the term Loan-to-Value Ratio, or LVR? It’s a key number to
know when you're looking at home loans.

Simply put, your LVR is the percentage of the property's value that you
need to borrow. For example, if you buy a home valued at $500,000
and borrow $400,000, your LVR sits at 80%.

Here is why that number matters to you:
● 💰 Better rates: A lower LVR means you’ve put down a larger
deposit, which could open the door to more competitive interest
rates.
● 🛡 Lenders Mortgage Insurance (LMI): If your LVR is above
80%, you may need to pay LMI. This is an extra cost that
protects the lender, not you.
● 📏 Borrowing power: Your LVR plays a big role in how
comfortable a lender is with your application and how much
they are willing to let you borrow.

The dust has settled on the federal budget, but what do the property
tax changes mean for you?
According to the Australian Government Budget Factsheet, a new dual
system is coming into play:
● Existing investors: If you bought before 12 May 2026, your negative
gearing is locked in and CGT discounts apply to growth in value up
until July 2027.
● Buying established now: You can still secure the 50% CGT discount
on growth until 1 July 2027.
Negative gearing will wrap up next June.
● Buying a new build: Brand-new properties are exempt from the
changes, keeping full negative gearing and CGT perks permanently.
The transitional window is open, but navigating the rules takes some
planning.
