Last week, the four federal doors. This week, what Queensland puts on top, and it is more than most people think.

The First Home Owner Grant. $30,000 toward a new build, for homes up to $750,000. Not a loan, a grant.

Transfer duty. Zero on an established first home to $700,000, tapering away by $800,000. Zero on a new build at any price.

And Boost to Buy, Queensland's own shared equity scheme, which just opened a second round of 500 places. The state contributes up to 30% of a new home or 25% of an established one, from a 2% deposit, with income caps of $155,000 single and $232,000 for a couple. Places are capped, so this one is a moving door.

The stacking is where it gets interesting. On a new build, the $30,000 grant, zero duty and a federal 5% guarantee can all apply to the same purchase. The shared equity schemes, state or federal, are one door each.

Which combination fits is a numbers question, and this is precisely the map we walk through before you pick anything.

For years Samantha read bank statements for a living, ten to twelve applications a day. Here is the honest version of what that reading looks like.

It is not a hunt for coffee. Nobody loses a loan over lattes. It is a consistency check. Does the story in the statement match the story in the application. Regular unexplained transfers out, direct debits bouncing, an income that arrives differently to how it was described, those raise questions. A one off explained blip almost never does.

The three notes on the statement are real examples of the difference between a conversation and a problem. Every one of them is fixable before you apply, and almost none of them are fixable after.

Closer than it looks is not a slogan, it is usually just arithmetic.

Most people guess their deposit number, guess their borrowing power, and park the whole idea two years further away than the numbers actually say. Then a 5% scheme, or the super saver, or a duty free price bracket moves the finish line closer again.

You do not have to be ready. You just have to find out where you stand. The rest follows from that.

your bank balance isn't your position..

the balance is what you have. the position is what you could do. what you could borrow, absorb, move on. most people check the first one daily and have never once worked out the second.

and here's the thing.. the balance is a photo. the position is the whole film. two people with the same balance can be in completely different positions depending on the structure around them.

Brisbane dwelling values slipped 0.6% over the latest quarter. The client homes reviewed in August had a different quarter.

Averaged out, they grew at 4.8% a quarter since purchase, around $32,000 per property per quarter in estimated equity. The ledger on slide two shows each one, suburb by suburb, every figure per quarter, including a house in Port Augusta pacing at 7.3%.

The fine print matters. These are desktop valuations, the pace is averaged since each purchase rather than one calendar quarter, one is an investment property, and when a home on this ledger has a soft quarter, that gets published too.

The reviews themselves are the point. Settlement was never the finish line, it is where the checking starts. If your loan has not been looked at since you got the keys, the equity conversation might be further along than you think.

Same $700,000 home. Four federal schemes. Four completely different sets of numbers.

Through the 5% Deposit Scheme you need a $35,000 deposit and carry a $665,000 loan, with no Lenders Mortgage Insurance, the insurance you normally pay when your deposit is under 20%. The income caps came off this scheme in October 2025 and most people still describe it the way it used to work.

Through the single parent stream, same home from a $14,000 deposit. You do not even need to be a first time buyer for that one.

Through Help to Buy the government puts in up to $280,000 of the price and you carry a loan around $406,000, the smallest of the lot. The catch is they own that share of your home until you buy it back, and their share grows with the property's value.

And the super saver is not a door at all, it is how you build the deposit. Up to $50,000 each released from voluntary super contributions. It stacks with either door. The doors never stack with each other.

Every scenario also carries around $5,000 in upfront extras. Loan fees, solicitor, building and pest. And at this price a QLD first home buyer pays zero transfer duty, new or established. Above it the rules fork, and that is next week's carousel.

we’ve got this backwards.

a steady salary gets called safe.
building something yourself gets called risky.

and i get it. a pay cheque every fortnight feels nice. buuuut one income stream is still one income stream.

one employer. one role. one ceiling. one person somewhere deciding what your next pay rise is worth.

but i couldn’t unsee it anymore. my income had a cap. my learning had a cap. my upside had a cap. and that felt riskier than backing myself.

i’m not saying everyone needs to quit tomorrow lol. i’m saying build the skills while you can. learn how money works. learn how to create value in more than one way.

because maybe the risky thing isn’t building something. maybe it’s having no other option 🀍

Five client homes came through their scheduled reviews in August. Averaged out, they grew at 4.8% a quarter since purchase, around $159,000 a quarter across the book in estimated equity.
