This is a little interview I did with ABC Sunshine Coast last month. The discussion was relating to Jim Chalmers suggestion for lenders to ignore HECS debt from lending applications.

Crux of it - I appreciate the sentiment of HECS debt impacting borrowing capacity should be reviewed…, But it can’t just be ‘ignored’…. Unless they’re also going to forgive the debt and not continue to charge interest on the debt?

It would be remiss to not do a post about the year that was 2024...

Firstly, a huge thank you to all of our customers for entrusting myself and my team with your lending requirements! It is not lost on me how much faith is required to complete the process of a loan application.

Secondly, thank you and congratulations to my amazing team! My team consists of Joanna Drueco (who has been with me for 4+ years), Nick Williams (2+ years), Cha Lim (2+ years), Jake Templeton (9 months). We also welcomed 2 very experienced and intelligent brokers to the team, with Alyse Bradley joining us in October, and Brooke Cahill in December. Thus, the team has doubled this year, so it's really GAME-ON for 2025!

Some key milestones:
- ~$150M in settlements, across 229 loan applications
- Named 56th in The Adviser Magazine list of top 100 Residential brokers nationally
- Finalist for Qld MFAA Awards for Best Customer Service and Young Professional of the year award

How buyers are coping with higher prices

Rising property prices are a double-edged sword for buyers, making it both more attractive and more challenging to buy a property.

But a new home buyer sentiment survey, conducted by mortgage insurer Helia, shows that buyers are actively searching for ways to overcome the deposit hurdle.

The survey found that a significant number were looking for ways to save a deposit more quickly, with 39% working overtime and 27% taking a second job. And 45% were looking at government assistance schemes such as the federal Home Guarantee Scheme, which helps buyers enter the market with a small deposit.

Furthermore, 92% of respondents said they were considering using lender's mortgage insurance to purchase a property. This lets eligible borrowers qualify for low-deposit loans, in return for paying an insurance premium designed to protect the lender in case they default on their mortgage.

Most economists forecasting rate cuts

The Reserve Bank is expected to reduce the cash rate by 0.35 percentage points by mid-2025, and to then keep lowering it, according to a survey of 29 economists by The Conversation.

On average, the economists expect the cash rate to fall from 4.35% to 4.00% by June 2025.

Of the 29 economists, 24 expect the cash rate to be lower by June 2025 than it is now, while four expect it to be the same and one expects it to be higher.

The cash rate is then expected to keep falling, reaching 3.70% by the end of 2025 and 3.50% by the end of 2026.

If the forecasts are true, that would mean home loan interest rates would start declining from 2025.

Property listings update

The number of properties listed for sale across Australia in June was 8.3% lower than the month before, reflecting the typical winter slowdown, according to SQM Research.

However, national listings were actually up 0.7% year-on-year, reflecting the fact that more properties have been coming to market in 2024 than 2023.

Notably, though, listings recorded sharp year-on-year declines in Perth, Adelaide and Brisbane – which are the markets where prices are growing fastest right now. This is unsurprising, because an undersupply of properties for sale generally leads to higher buyer demand, and therefore higher prices.
