🏡 Planning a renovation? Start with the numbers and not the Pinterest board.

Before you start getting quotes, choosing tiles or planning your dream kitchen, you need to know:

How much can you actually afford to spend?

If you’re planning to borrow for your renovation, speak with your mortgage broker first.

We can help you understand your borrowing options, available equity, potential repayments and how much you may realistically have available for the project.

Then comes the important part…

Sticking to that budget. 😅

🏡 What is LVR?

If you’re buying a home, you’re going to hear this term a LOT.

LVR = Loan-to-Value Ratio.

Here’s a simple example:
🏠 Property value: $500,000
💰 Deposit: $100,000
🏦 Home loan: $400,000
📊 LVR: 80%

Your LVR can influence your loan options, pricing and whether Lenders Mortgage Insurance (LMI) may apply.
And an LVR above 80% doesn’t automatically mean you can’t buy.

Depending on your circumstances, lender policies and available government schemes, there may be options with a smaller deposit.

Don’t let mortgage jargon make buying a home feel complicated.

🏡 What is LMI?

LMI stands for Lenders Mortgage Insurance and despite the name, it protects the lender, not the borrower.

It can apply when you’re borrowing a higher percentage of the property’s value, commonly above 80% LVR.

For example:
🏠 Property: $500,000
💰 Deposit: $50,000
🏦 Loan: $450,000
📊 LVR: 90%

Depending on the lender and your circumstances, LMI may apply.
But here’s the important part:

LMI isn’t automatically a bad thing.
For some buyers, paying LMI may allow them to purchase sooner instead of waiting until they’ve saved a 20% deposit.

And depending on your eligibility, there may also be government schemes or lender-specific LMI waivers available.
It’s all about understanding the numbers and choosing what’s appropriate for your situation.

🏡 MYTH: You need perfect credit to get a home loan.
Not necessarily.
Your credit history is important, but having a few bumps along the way doesn't automatically mean you can't buy a home.
Maybe you've:
💳 Missed a payment in the past
📄 Had a default
📉 Got a lower credit score than you'd like
💰 Had some financial difficulties previously
Different lenders have different credit policies, and they may consider things like what happened, when it happened, whether it's been resolved, and what your financial position looks like today.
That's why I don't recommend applying to multiple lenders just to see who says yes.
A better first step is to understand your credit position and explore your options before submitting applications.
And if you're not ready today? That's okay.
Sometimes we simply need to put a plan in place and work towards getting you into a stronger position.
👉 Don't assume a less-than-perfect credit history means home ownership is off the table.

🏡 MYTH: Renting is wasting money.

I hear this all the time:
Why rent when you could be paying your own mortgage?

But buying a home before you’re financially ready isn’t necessarily a better decision.

Sometimes renting gives you the time and flexibility to:
💰 Build your deposit
💳 Reduce existing debt
📈 Improve your financial position
🏡 Work out where you actually want to live
📝 Prepare properly for home ownership

The important question isn’t just : Am I renting?

It’s What am I doing while I’m renting?

If you’re saving, preparing and working towards your goal, renting can simply be one stage of your home-buying journey.

Don’t feel pressured to buy because everyone around you is buying.

Work out your numbers. Make a plan. Buy when it’s right for you. ❤️

🏡 I want to buy my first home... where do I start?
My advice?
Don't start with the property.
Start with your numbers.
Before you seriously start house hunting, understand your savings, income, expenses, existing debts and what you can comfortably afford.
Then have a conversation with a mortgage broker.
You don't have to be ready to buy tomorrow. In fact, speaking to someone 3, 6 or even 12 months before you plan to buy can give you time to prepare.
We can look at where you are today, your potential borrowing position, deposit requirements, possible government support and what you may need to work on.
Then you can start house hunting with a plan instead of guessing. 🏡

🏡 Can Mum & Dad help you buy your first home?

Yes - and handing you a deposit isn’t the only option.

Depending on your circumstances, parents may be able to help through:

💰 A cash gift towards your deposit or buying costs
🏠 A family guarantee using equity in their property
🤝 Lending you money

But these options can be treated differently by lenders, so it’s important to understand the implications before moving money around or making commitments.

And you may not need parental help at all eligible first home buyers may have access to government schemes that can reduce the deposit required.

Every situation is different.
👉 Speak to your mortgage broker first so you can understand your options and find the right strategy for your circumstances.

I LOVE plants. 🌱 I LOVE growing my own vegetables. 🥬 But apparently… I’m better at buying plants than keeping them alive. 😂

Every time I go to Bunnings, I convince myself, “THIS time I’m going to have the vegetable garden of my dreams.” 💸

And yet… somehow, my plants keep meeting their fate.

I’ve spent so much money trying to make my little veggie garden happen, so PLEASE, plant people… I need your help!
