Luke has seen plenty over the years, but this one might be one of the most awkward.

A family arrives, someone asks to use the bathroom, and suddenly that lovely scented candle isn't doing its job anymore. 😅

And apparently, neighbours starting their lawnmowers and chainsaws right as an open home begins is another classic.

And that’s why getting your numbers right before you start searching matters.

Know your borrowing capacity.
Understand what’s within your means.
Then look at the suburbs and property types that fit.

For some buyers, that might mean looking further out or considering a townhouse rather than stretching for a higher-priced property.

Some open home stories stay with you. 😂

Luke once had a beautiful 70s home in Kenmore with a large, crystal-clear glass panel beside the front door.

During one open home, a 7-year-old came running through the entrance and went straight into the glass.

Then later that afternoon… another buyer did exactly the same thing.

Except this time, it was an adult. 😅

Not funny when it happened, but definitely one of those unexpected property stories you don't forget.

Open homes are never quite as predictable as they seem.

First-home buyer loans are getting bigger. 🏡

The average first-home buyer loan reached $610,063 in June 2026, up 8.9% since the 5% Deposit Scheme opened.

A smaller deposit can help you enter the market sooner, but it doesn’t automatically mean a smaller or more affordable mortgage.

Before you buy, it’s important to understand what your repayments look like and what borrowing limit you’re actually comfortable with.
