The loan you qualified for 12 months ago may not be the loan you qualify for today.

And sometimes, absolutely nothing dramatic has changed with you.

Your income might be similar.
Same property.
Same job.
Same general financial position.

But lending changes constantly.

Servicing calculators change.
Policies change.
Pricing changes.
Products change.
What a lender is comfortable with changes.

I’ve just had this with a construction client who first came to me last year. We’re looking at her again now and the conversation is completely different.

And this is also why product selection actually matters.

Don’t need an offset and want to keep things simple? That’s one conversation.

Want an offset? Different conversation.

Need redraw? Different again.

Building? Self-employed? Cash out? Investment? Owner occupied?

All different conversations.

Because the cheapest rate on a comparison screen doesn’t automatically mean it’s the right loan for what you’re actually trying to do.

Same person. Same income. Same property.
Different lender, product or policy = potentially a very different outcome.

That’s the part of broking people don’t always see.

It’s not just finding a loan.

This is what the end of a day in front of the computer looks like. 😂

Mascara now under my eyes, greys growing through again after only four days of bliss, and absolutely not fit to leave the house. ⚠️

BUT… the list took a beating today. ✅
Lots crossed off. Lots sorted. Lots advocated for.

And the little head wobble? That’s my happy finance dance when things get DONE. 🤓

Genuinely grateful for every person who trusts me to be in their corner.

Sunday nights are for old-school lists. 😂

The juggle is going to be VERY real again this week, but weirdly… I’m completely unbothered.

Dad is settled and that feels fabo. 🤍
So now it’s next job, then the next.

Making a list. Checking it twice. Seeing if I’m naughty or nice… 😇😂
But mostly making sure everything gets done.

Finance clauses. Requested info. Advocacy. Probably an escalation because I’m quite good at asking. 😂 Marketing prep. Social posts. Promos. Data entry. Happy smiling clients. Demo on a unit. Reno on a unit. Dump runs.

First priority is progressing every file so by the end of the week, everything falls into place exactly as it should.

Precision. Focus. Tick. Flick. Next. ✅

Today I wore ALL the caps 🧢

Broker. Mum. Daughter. Friend. Colleague. Contact person. Next of kin. Problem solver. General person-who-apparently-knows-what’s-going-on. 😂

You name it, I was probably answering to it today.

So somewhere amongst all of that, I managed to sneak in a little reset at one of my local hoods. A cold foam iced latte delight, a wander, a chat and five minutes where nobody needed anything from me.

Sometimes that’s enough.

Tomorrow we put the caps 🧢 back on. xx

Which is fine by me. 😂

Big hair. Bigger glasses. A landline within arm’s reach and absolutely no expectation that I’ll reply to an email within 30 seconds.

And somehow, in this imaginary world we’re all going back to… I’m still doing loans. 🤷🏻‍♀️😂

And yes, before anyone asks — I was actually alive in the 80s. I just don’t remember my home office looking quite this fabulous.

Two very ordinary things arriving tomorrow and, weirdly, they’ve made me happy 💚

Not because I needed to buy something. More because they’re little additions to the parts of my day I already love — coffee, home, slowing down and making things a little easier.

The juggle is very real for me at the moment.
Work, mum life, daughter life, hospital visits, loan docs, finance clauses, clients, washing that never seems to stop, the dishwasher permanently on… all of it.

I’m probably more quiet and private than most people realise, so home is where I recharge.

So I’m leaning into the simple stuff. The little things that make home feel comfortable, familiar and a bit like a warm hug.

I know this isn’t forever, so whatever makes your days lighter right now… go with it.
