CZM - Edward Chin - Finance Broker A commercial finance broker that has a holistic approach for all business and commercial needs

Been a while since I posted, but I wanted to share a thought and ask a genuine question.

There are hundreds of lenders in the market and thousands of loan products. A lot of them overlap, especially for straightforward scenarios.

For more complex situations, the value of a good broker is usually obvious. Policy interpretation, structuring, lender appetite, credit strategy, exceptions, timing, and knowing which lender is likely to actually support the deal can make a major difference.

But I’m curious about the more straightforward cases too.

For clients who could technically research lenders themselves, compare rates, use calculators, and feel comfortable with the repayments, what makes you choose to use a broker?

From my perspective, a few reasons might be:

1. Convenience
Having someone do the research, compare options, manage the process, and avoid unnecessary back-and-forth with multiple lenders.

2. Strategy
Getting advice beyond “what is the cheapest rate today?”, especially if your goals may change over time, such as investing, upgrading, refinancing, debt consolidation, business lending, or building long-term wealth.

3. Ongoing support
Having someone who understands your situation and gives you the comfort of an ongoing relationship when things change, whether that means repricing, refinancing, restructuring, fixing part of a loan, or planning the next step.

It also raises another question:

How do clients choose which broker to work with?

Most brokerages offer similar categories: home loans, investment loans, car loans, personal loans, commercial loans, and business lending. But in reality, every broker and firm has different strengths, experience, process, and style.

Some are excellent with first-home buyers. Some are stronger with investors. Some are better with business owners, self-employed clients, commercial lending, complex structures, or long-term portfolio planning.

So I’m interested to hear from both clients and brokers:

Why did you choose your broker?

Was it trust, communication, expertise, referral, speed, education, strategy, relationship, results, or something else?

And for brokers, what do you believe clients genuinely value most about what you do?

Keen to hear honest perspectives.

Taking this one to Facebook and LinkedIn. Don’t hate on the late-night finance philosophy.

As everyone reflects on their 2025, it forces you to look at yourself too. Appreciate all the things you have and have gained in 2025.
I like to use this time of gratitude to thank all that has supported my business and I. It may be coming on board as a client, referring a client, providing your friendship, company, and lent an ear or provided myself with your opinion and advice. I don’t show appreciation well, and I do want to say I do genuinely take in everything good/bad and factor a weight into my own analytical brain.

The support from friends, family, work family, and surrogate family. Everyone has been amazing human beings. Being a natural introvert, I don’t say yes to all outings but do really appreciate every invitation to every event large or small. You sharing your piece with me, is like you sharing your family with me.

I hope my team and I will continue to make a larger and positive impact on people and businesses we connect with. To achieve something bigger and better in the year 2026.
I hope everyone had a good Christmas, got some good down time, spent some quality time with loved ones.

Happy New Year!
All the best for 2026!

Cash rate has decreased last week! Every finance and property were hot on the drop. For us we’re just posting now in case anyone missed it.

Rate increases and decreases happens, in commercial lending, we just ensure that the transaction makes commercial sense and we push on.

About ALADDA

ALADDA is a registered not-for-profit charitible association dedicated to preserving and promoting the rich cultural art of lion and dragon dance across Australia. More than performance, ALADDA fosters youth development, educational engagement, and community integration by providing young people with platforms to build confidence, discipline, and cross-cultural connections.

Our mission is to connect communities through culture, support youth through education and mentorship, and empower local talent by showcasing this ancient and vibrant art form to a wider Australian audience.

Event Highlights

This gala will feature a special performance by Hong Teck Sports Association – Australia, showcasing the decades of tradition, discipline, and world-class artistry honed by their youth teams — many of whom have competed on the international stage.

The event is also a networking platform, welcoming local and national businesses, community leaders, and supporters to celebrate cultural diversity, engage with our youth, and build lasting partnerships.

Supporting a Greater Cause

This event is not just a celebration — it’s a fundraiser. Proceeds will support two registered charities:
1. ALADDA – Furthering youth development, arts, multicultural engagement, integrating Asian community into Australian community and businesses.
2. AEIOU Foundation – Providing early intervention therapy and tailored support for children with autism and their families. AEIOU’s mission is to give every child the best opportunity to reach their full potential, bridging gaps where public systems fall short. Learn more at aeiou.org.au

We want to be adding value to not only the youth that the association was built for, but to all. The first offer we have is everyone that buys a ticket, you can take our ticket to Oscar Hunt Brisbane, and get 15% off their tailored suits. We thank Oscar Hunt for their sponsorship and our friend Lo Vinh. This is a major and never seen before discount by Oscar Hunt, the discount alone is worth more than the ticket.

We look forward to seeing you at this unforgettable evening of culture, community and celebrations

RBA has announced a 25 basis point decrease on the cash rate, a lot of lenders have made adjustments ahead of the drop. If you haven't seen a rate decrease in your facilities, get in touch with your broker for a review

Everyone called this rate decrease, for people that know me, I wouldn't start celebrating just yet, but enjoy the decrease in cost of funds, your bank/lender should send a letter to decrease rate, if not, get in touch with our team.

Cash rate affects all lending, whether it is commercial or residential. If you have a variable rate it will move up when the cash rate moves up. It may not necessarily move down at the same rate. It’s important to work with a broker to ensure benefits are passed on to the customer. If you’re in a fixed rate, you need to be aware when your fixed rate ends, and whether the loan facility is finished or what the new costs of funds and cash flow position is. Get in touch and know your position.
