“What are a couple of the key benefits between the residential market or going into one of Natgen’s defined asset trusts?”

This question was raised during a Natgen educational webinar.

In this clip, Managing Director Brett Nelson and Executive Chairman Steven Goakes discuss several considerations for investors exploring commercial property for the first time, particularly those reviewing their options following changes affecting the residential sector.

The conversation touches on how these changes may apply differently to commercial property and defined asset trusts, as well as the opportunities available to eligible investors using self-managed super funds.

Brett and Steven also explain how investing through a fund manager can provide access to commercial property without requiring an investor to purchase and manage an entire asset directly.

Commercial property can play a valuable role in a diversified portfolio, with characteristics that set it apart from shares, fixed interest and residential property.

Attractive income yields are a key feature, supported by longer lease terms, often three to ten years or more, which add consistency to that income. Capital growth potential ties closely to rental returns, economic activity and the strength of the surrounding area.

Professional management adds further value by bringing expertise across asset management, valuation, due diligence and compliance.

“Why are Natgen’s defined asset trusts only held for five to six years?”

This question was raised during a Natgen educational webinar.

In this clip, Executive Chairman Steven Goakes explains why Natgen generally structures its defined asset trusts around a five to six-year investment term, rather than a much shorter or significantly longer timeframe.

Steven discusses how the term length is considered from an investor perspective, including the balance between giving Natgen enough time to manage and influence the asset, while keeping the overall commitment more practical for investors.

The discussion gives a useful insight into how Natgen thinks about trust duration, investor expectations and the role of active management over the life of an investment.
