The green moves through five shades, lightest to deepest, and that is the whole idea. Begin. Build. Grow. Thrive. Legacy.

Nobody walks in at stage one and stays there. The first home is not the finish line. Neither is the second, or the investment, or the downsize. It is one long journey with a lot of turns in it, and we would like to be the ones you call at each of them.

Budget Friday.

This is the one that matters most if you are thinking about buying in spring.

Lenders do not take your word for your living expenses. They look at your actual bank statements, usually the last three months.

So if you are planning to apply in October, your September and October spending is the version of you they are going to meet.

This is not about pretending to be someone else. It is about not accidentally presenting your worst quarter. Cancel the subscriptions you forgot about. Close the buy now pay later account you have not used since March. Keep everything steady and consistent.

Three months of boring statements is worth more than any letter explaining why last month was unusual.

Something is changing here.

Not the phone number. Not the person who answers it.

We have been working on this quietly for a while, and it comes from a fairly simple idea. Nobody arrives at a broker at the same stage of life. Some of you are saving a first deposit. Some are three properties in. Some are working out how to help the kids without wrecking your own retirement.

The house is $950,000. So why do you need closer to $1,010,000?

Spring listings start hitting in a few weeks, so this is the number to sort out now rather than in October.

What sits on top of the purchase price:

🏠 Stamp duty
🏠 Conveyancing and legal fees
🏠 Building and pest inspection
🏠 Lender and application fees
🏠 Council and water adjustments
🏠 Lenders mortgage insurance, if it applies
🏠 Removalists, and the first round of things the house turns out to need

Selling instead? Different list. Agent commission, marketing, styling, repairs, and the gap if your settlements do not line up neatly.

None of it is a reason not to buy or sell. All of it is a reason to know your real number before you fall in love with a place.

Mortgage Myth Monday.
This week: I will find the house first and sort the finance out later.

It is the most common order of operations, and it is backwards.

Here is what happens when you do it that way. You find a place you love. You then have somewhere between a few days and a few weeks to work out what is actually possible, while someone who did their homework six weeks ago puts in a clean offer with none of the panic.

Doing it the other way round costs you nothing and changes everything. You know your number. You know your costs. You know what a repayment looks like at that price rather than the price you are hoping for.

It also makes you easier to deal with, and agents notice that.

Spring listings start next week. Sort the boring part now, so that when the right place turns up you are ready to move rather than ready to panic.

This week: the one week experiment.

Before you build a budget, spend one week writing down every single thing you buy. Not judging it. Not changing it. Just writing it down.

Almost everyone finds the same thing. It is not the big stuff. It is four or five small habits that quietly add up to a few hundred dollars a month, and they are never the ones you expected.

I have been doing this with clients for years and I still do it myself twice a year, because spending drifts. It always drifts.

You cannot fix a number you have never actually looked at.

Today is Daffodil Day.

Forty years of it now. When it started in 1986, five year cancer survival in Australia sat at around 46%. Today it is closer to 72%. That shift is what research funding buys. Nearly one in two Australians will be diagnosed by the age of 85, which means there is nobody reading this who is not connected to it somehow.

This one surprises people every time, so here is what actually moves the number.

πŸ’΅ Your credit card limits, not your balances. A card with a $15,000 limit and nothing owing on it is still assessed as though you could owe the lot.

πŸ’΅ Buy now pay later. Small, regular, and very visible on a statement.

πŸ’΅ Dependants. Each one changes the living expense assumption.

πŸ’΅ HECS or HELP. It reduces your net income, so it reduces capacity.

πŸ’΅ Employment type and how long you have been there.

πŸ’΅ The assessment buffer. Lenders test you at a rate meaningfully higher than the one you would actually pay.

The good news is that a fair bit of this is fixable, and some of it is fixable inside a fortnight. Closing an unused credit card is the fastest win I know of.
