Thinking about buying, selling, or just watching the market from the sidelines?
Sydney’s auction clearance rate says 53% — but that number is hiding a lot. Withdrawals are up, lending is tightening across every major bank, and first home buyers are stuck between fear and FOMO.
Alex Soncini breaks it all down in this week’s Western News (page 14) — real numbers, no guesswork.

Feels harder to buy or sell right now? You're not imagining it.

Home lending applications are down 15% this quarter (NAB), top-end property values have dropped 3.2% nationally in just three months (Cotality), and borrowing power on established homes is down as much as 20% since Budget night.

First home buyers are getting squeezed at the entry level. Downsizers are watching their equity shrink. And even rentvesting isn't the easy win it used to be.

In my latest article I unpack exactly what's driving it — and what it means for you, whether you're buying, selling, downsizing, or just trying to work out where you stand.

Self-employed and dreaming of owning your own home?
You've built your business, backed yourself, and worked hard — but does that mean a home loan should feel impossible? Not anymore.
This week's Western News feature explains how "alt doc" home loans are designed specifically for business owners, sole traders and self-employed professionals — no two years of tax returns required.

⚽ World Cup prep doesn't start on match day — and neither should your home loan review!

In this week's Western News I explain why the RBA holding rates at 4.35% is a pause, not the all-clear. Refinancing has stayed strong, and waiting until the next rate move could cost you.

The best time to review your loan is BEFORE you need to — not during the panic.

🗞️ My article is in today's Western News — and Budget night just confirmed everything.

'Intergenerational equity' was the warm-up act. The tax changes are the main event. And before you accept the framing that this is about helping young Australians — read what actually changed:

❌ CGT 50% discount — gone from 1 July 2027
❌ Negative gearing — restricted to new builds only
⚠️ Family businesses — a hidden valuation trap most owners don't know about yet
⚠️ Family trusts — flat 30% tax from 2028
💸 The $250 'gift' costs $6.4 billion and doesn't build a single house

The promise made before the election was clear. The Budget broke it. And the people who claimed to be helping young Australians may have made things worse.

❓ What is 'intergenerational equity' — and why should you care?

PM Albanese and Treasurer Chalmers have been using this phrase a lot lately ahead of the May 2026 Budget. But here's what you need to know:

Before the 2025 election, the PM said clearly: "Labor is not planning to revisit changes to CGT or negative gearing." The May 2026 Budget is now expected to change both. It follows broken promises on Stage 3 tax cuts and superannuation. There is a pattern here.

This isn't just about older Australians. It affects:
🏠 Anyone who owns an investment property
👨‍👩‍👧 Families counting on the intergenerational safety net
💡 Young entrepreneurs and start-up founders — higher CGT means less reward for taking risk

I've written a plain-English article breaking it all down. Link in comments.

🚨 RATES JUST WENT UP — AGAIN.
The RBA has raised the cash rate to 4.35% — up 0.25% today. That's three rate rises in 2026 alone, and it's not over yet. Some economists are now forecasting two more hikes before the end of the year.

Why is this happening? Three things:
🔥 Government spending fuelling demand and inflation
⛽ The Middle East conflict driving up fuel and commodity prices
📈 An economy under capacity pressure with inflation still above target
What does this mean for YOUR mortgage?
✦ $300,000 loan — approx. +$46/month
✦ $500,000 loan — approx. +$76/month
✦ $750,000 loan — approx. +$114/month
✦ $1,000,000 loan — approx. +$152/month
If you haven't reviewed your rate recently, now is the time.

🏡 BIG NEWS for first home buyers!

More than 300,000 Australians have used the Government's 5% Deposit Scheme — and the latest changes make it even more accessible. No income caps. No waitlist. No Lenders Mortgage Insurance.

We just had a feature in Western News explaining exactly how it works, who qualifies, and what to watch out for. If you or someone you know is looking to buy their first home, this is a must-read.

🏡 Over 300,000 Australians have used the Government's 5% Deposit Scheme — here's what you need to know in 2026.

🔑 Buy your first home with just 5% deposit — no LMI
💰 No income caps since October 2025 — all earners now eligible
⏰ Unlimited places — no waitlist
👨‍👩‍👧 Single parents: only 2% deposit needed
👪 Joint applications allowed — with a partner, friend or family member
📍 Price caps up to $1.5M in Sydney, $950K in Melbourne

⚠️ The trap to watch:
Getting approved is only half the picture. High repayments with low equity can leave you exposed if your circumstances change. At Wealthwiz, we look at the full picture — structuring your loan so repayments are sustainable and you're building equity from day one.

If you're thinking about buying — or helping a family member who is — I'd love to have a chat.
