The rules for property investors just changed. Here's the plain-English version. 👇

From 1 July 2027, negative gearing splits investors into two very different camps depending on what they buy.
Established homes (bought after 7:30pm AEST, 12 May 2026): losses can only offset rental income, not your wages. The 50% CGT discount is being replaced with indexation plus a 30% minimum tax.
New builds: keep full negative gearing, no change. Plus your choice at sale time between the old CGT discount or the new indexation method.
Already own established property, or signed a contract before Budget night? You're grandfathered.
