🏡 Just started a new job and wondering if that means you have to put your home loan plans on hold?

Not necessarily. 👀

Every lender looks at employment differently and sometimes, a new job isn’t the roadblock you think it is.

Before you assume you have to wait, let’s have a chat. 💜

Apparently I have hobbies…

They’re just all mortgage related 😂🏡💜

Free time? Mortgages.
Work time? Mortgages.
Thinking time? Also mortgages. 😂

At least I chose the right career 🤷🏼‍♀️

🏡 What does a conveyancer actually do?

You hear the word conveyancer a lot when buying or selling property… but what are they actually doing behind the scenes? 👀

I sat down with Cathy from Adrian Kiely Legal to break it down and this is just one question from our full conversation.

🎥 Want to know more? Head back to my page and watch our full conveyancer interview, where Cathy answers the questions every property buyer should know.

Because understanding who does what can make the whole buying process feel a lot less overwhelming. 💜

Why mortgage broking?

Because I genuinely love being part of the moment when something that felt impossible starts to feel possible.

I love helping people understand their options, seeing clients move through different stages of life.

There’s a person and a story behind every application and I never want to lose sight of that.

🔥 HOT TIP TUESDAY 🔥
Your pre-approval has an expiry date 👀🏡

Getting pre-approved is a great first step, but it’s not something to get once and then forget about while you search for the perfect home.

Pre-approvals are generally only valid for a set period of time, and if yours is getting close to expiring, it’s worth checking in BEFORE you make an offer.

Why? Because things can change.

💰 Your income or expenses may have changed
🏦 Lender policies may have changed
📈 Interest rates may have moved
💳 Your debts or credit limits may be different
🏡 Your borrowing position may need to be reassessed

So if you’ve been house hunting for a while, don’t assume your original pre-approval still has you covered.

A quick check-in with your broker before making an offer can help you know exactly where you stand. 💜💛

📩 Not sure if your pre-approval is still current? Send me a message and let’s check.

IT STARTS WITH something as simple as wanting a backyard. 🏡💜

More room for the kids to run.
A place for the dog to play.
Sunday afternoons outside.
A home that feels a little more like yours.

And then comes the question…

Could we actually make it happen?

You don’t need to have everything figured out before you reach out. Sometimes the first step is simply having a conversation and finding out what’s possible.

Your next home might be closer than you think. 💛

One of the biggest home loan myths?
You need a 20% deposit to buy a home.

For many buyers, that simply isn’t the case.

Depending on your circumstances, there may be options available with a smaller deposit and some eligible buyers may also be able to access government support schemes.

The important part is understanding what’s available for your situation before assuming you need to keep saving for years.

🏡 You might be closer to buying than you think.

📩 If you’re wondering what deposit you may need, send me a message and let’s have a chat.

I wanted to be a trophy wife… then I remembered who I am. 😂💅
Deals to write. Clients to help. Goals to chase. 💻🔥
The soft life will have to wait… mortgage broker mode is permanently activated. 😂💜

🏡 Buying a property is exciting… but it can also feel overwhelming.

One of the most important people you’ll have on your team is your conveyancer, yet many buyers aren’t sure what they actually do or when they should get one involved.

That’s why I sat down with Cathy from Adrian Kiely Legal to answer the questions every property buyer should know, from understanding the role of a conveyancer to what really happens between signing a contract and settlement.

A huge thank you to Cathy from Adrian Kiely Legal for generously sharing your expertise and helping make the property-buying process easier to understand.
