If you’re on a variable rate, your lender may increase your rate and repayments.

If you’re on a fixed rate, you may not feel the change straight away.

And if you have a split loan, it depends on which part of the loan is fixed and which part is variable.

That’s why it’s worth looking at your own mortgage rather than trying to work out what the rate rise means in general.

Check the rate you’re paying, your outstanding balance and what your repayments look like now. Then you can see whether the change is likely to put any extra pressure on your monthly budget.

A rate change is also a good reason to check whether your current loan still makes sense for you.

As a first-home buyer, it’s easy to compare your current rent with an estimated mortgage repayment and think you can manage it.

But the mortgage isn’t the only new expense. You may also have council rates, home insurance, maintenance, utilities, and other costs you didn’t have to manage the same way as a renter.

Then there’s the loan itself. A higher interest rate can change the repayment, and a longer loan term can mean paying interest for much longer.

So before deciding what you can afford, look at the full monthly cost of owning the home, not just the mortgage repayment.

Got $500k to invest in property? The big question is where that money can actually take you.

You don’t need to spend $1 million to start building a property portfolio. But with a $500k budget, you do need to be realistic about:

what you can buy,
where you can buy it
and what you’re giving up by choosing one property over another.

A house in one market might give you a different rental return and growth outlook than a unit in another. The numbers can look very different once you factor in the purchase price, rent and ongoing costs.

That’s what our experts from Nfinity Financials & PropWealth will get into on Tuesday, 20th October at 7:00 PM AEDT in our live webinar.

Join the webinar and learn how to make more of a $500k investment budget.

You can afford the house today. But could you still afford it if your repayments went up?

That’s a question more first-home buyers should be asking after the recent RBA rate rise.
It’s easy to work backwards from a property price and focus on getting the loan approved.

But your real limit should be based on the repayment you can comfortably manage each month.

Before making an offer, check the numbers at a higher interest rate, allow for your other expenses and make sure you’re not using every dollar of your budget on the mortgage.

You don’t need to wait for rates to rise again to find out whether the loan is too tight.

Not sure how much you should comfortably borrow? Call 1300 GET LOAN | 0456 456 267 or book a consultation here: https://na2.hubs.ly/H08hvw60

What if the home you’re moving out of could become part of your investment plans?

When upgrading, some homeowners choose to keep their current property instead of selling it. That's worth considering, but it also changes how you plan your next purchase.

You’re no longer looking at one home and one mortgage. You’re looking at two properties, two loans and the income and expenses that come with keeping the first one.

If you’re considering keeping your current home, it’s worth checking your lending before you decide.

Considering turning your current home into an investment? Call 1300 GET LOAN | 0456 456 267 or book a consultation here: https://na2.hubs.ly/H08hvtQ0

Buying an investment property can take up a large part of your available cash, but the expenses don’t stop after settlement.

You may need money later for a repair, a period without a tenant, an insurance excess or another unexpected property expense.

That’s why it’s worth looking at how much cash you’ll have left after the purchase, rather than using all your available funds on the deposit and buying costs.

Setting aside some money gives you more room to cover these costs without putting pressure on your other finances.

Looking at an investment property? Check how much cash you’ll have left after buying it. Call 1300 GET LOAN | 0456 456 267 or book a consultation here: https://na2.hubs.ly/H08ht_m0
