Thanks to Lachlan, owner Sproule Property Group for having me in for a chat!

Since starting Bell Finance earlier this year, this was my first sit-down chat like this, so it was great to have the opportunity to share a few thoughts on what we're seeing in the lending space.

Appreciate you guys having me on!

And for anyone down Tweed Heads and the southern Gold Coast, make sure you give Lachlan and the Sproule team a shout. He's a genuine, great guy and well worth having a chat to if selling or buying property 👌

What if your next home comes up before you’re ready to sell? 🏡

This is something we’ve been talking about more with clients lately.

You find the right home.
You want to make the move.
But your current home isn’t quite ready to sell yet.

For many, that can feel like the end of the conversation.

But there may be another option.

Bridging finance can allow you to purchase your next home before selling your existing one.

It can give you the time and breathing room to:

→ Secure the home you actually want
→ Move across without trying to line up two settlements perfectly
→ Prepare your existing property for sale
→ Sell when the timing is right, rather than under pressure

Once your current property sells, the proceeds can then be used to reduce the bridging loan.

It’s not suitable for everyone, and there are costs and lending requirements to consider — but it can be a useful strategy when the timing between buying and selling doesn’t quite line up.

So if you know anyone saying, “We’d love to move, but we need to sell first”… share this with them.

There may be another way.

A recent client example 👇

New client of ours wanted to refinance and increase their loan by around $150k to do some renovations on their property. Importantly to finish all reno's in one go, getting the funds needed in one application was important!

We compared a few lenders and the results were pretty interesting.

The lender with the lowest rate could provide an extra $67k.
Another lender could provide an extra $157k.

Same client. Same income. Same expenses.

It’s a good reminder that the lowest rate isn’t always the best option, and it's why we focus on your priorities and what you’re trying to achieve first and find the right solution.

That’s where comparing the lending options can really matter.

📈 SEPTEMBER 2026 — Brisbane & SEQ Property + Finance Update

A few things are happening in the market at the moment, so here’s my quick take 👇

🏠 Property market

Brisbane and SEQ are still showing strong annual growth of around 10%, but things have definitely cooled.
House prices fell around 1% in August and 2.7% over winter, with more stock coming onto the market and demand starting to ease.
That’s creating a bit more breathing room for buyers — and some property experts are now calling it a buyer’s market.

Longer term, Brisbane still has plenty going for it, particularly with the level of development and the 2032 Olympics projects starting to ramp up.

📈 RBA — what happens next?
The next RBA meeting is 30 September, with markets currently pricing in roughly a 60% chance of a rate rise.
Three of the four major banks are also now forecasting a rise before the end of 2026.

Inflation will be the big one to watch.

🥊 Banks are fighting for business
Bank lending volumes has been falling since June, and we're seeing lenders become much more competitive for new business.

The banks are at war. 🤼‍♂️

As this article reads, banks are offering sharp deals to win new customers while many existing borrowers are left to "request" for a review.

🏡 Time to refinance?
🏆 Take advantage of the bank wars.

A fierce mortgage war is breaking out as dozens of lenders cut interest rates - but experts warn loyal homeowners won’t save a single cent unless they do one thing 😳📉 https://bit.ly/3TzhhEJ

💬 The Top 3 Questions I've Been Asked Over the Last 6 Months...

1️⃣ How much can I borrow?
Your borrowing capacity depends on more than just your income. Existing debts, living expenses, interest rates and lender policies all play a part. Every lender assesses things differently, so it's worth getting the right advice before you start house hunting.

2️⃣ How much does using your brokerage cost?
For the vast majority of home and investment loans... nothing. My service is complimentary to you. You'll receive our experienced guidance, lender comparisons and support from application through to settlement at no additional cost.

3️⃣ Should I fix my interest rate or stay variable?
There's no one-size-fits-all answer. It depends on your goals, budget and how much certainty you want with your repayments. We can compare both options and find the solution that best suits your situation.
Have a question that's been on your mind? Drop it in the comments or send me a message—I'm always happy to help.

Tradies & Self-Employed: Have you just finished your 2025/26 tax return?

Here's something many business owners don't realise.

Most lenders assess self-employed income using an average of your last two financial years. But if your business has grown significantly this year, there may be lending options that can consider your most recent year's financials instead.

I've recently helped two local Brisbane self-employed borrowers purchase new homes using a one-year financials solution, as their latest year better reflected where their businesses are today.

Every situation is different, and eligibility depends on the lender and your individual circumstances, but if your business has had a strong year, it could be worth exploring your options rather than assuming you need to wait another 12 months.

With EOFY behind us and tax returns now being prepared, it's a great time to have a conversation.
