Is this becoming a buyer’s market? More stock. Fewer transactions. More negotiating power.

Cotality’s latest data paints an interesting picture for property buyers.

Estimated home sales are tracking 15.5% below the same time last year and 11.5% below the five-year average. At the same time, advertised capital city listings were 24% higher than a year ago and 8% above the five-year average.

Homes are taking longer to sell, vendor discounting has increased and auction clearance rates remain low — conditions Cotality says are increasingly consistent with a buyer’s market.

For strategic investors, softer conditions can create opportunity.

Less competition can mean more time to complete due diligence, stronger negotiating positions and potentially greater ability to secure the right asset at the right price.

But a buyer’s market doesn’t make every property a good investment.

Price is only one part of the equation. Value is another.

Could one property valuation save you thousands in tax?

From 1 July 2027, Australia’s capital gains tax rules are changing — and for existing property investors, the market value of their investment at the transition date could become an incredibly important number.

Under the new arrangements, gains accumulated before and after 1 July 2027 will receive different tax treatment. That means establishing an appropriate market value at the transition point could have a significant impact on the CGT eventually payable when the property is sold.

Modelling referenced in our Principal Anna Porter’s latest API Magazine article found that in five out of six scenarios, an independent valuation resulted in a better CGT outcome than relying on the fallback formula. Importantly, that won’t be the case for every property — it depends on how and when its value has grown.

For investors, the message is simple:

👋Don’t leave your July 2027 valuation strategy until the last minute.

Speak with your accountant and a registered property valuer about what the changes could mean for your portfolio.

The Australian property market has shifted! 93% of capital city suburbs recorded a fall in home values over winter.

Australia’s property market is entering a very different phase.

According to Cotality’s September Home Value Index, national dwelling values fell 0.9% in August, marking the fifth consecutive monthly decline and taking values 3.6% below their March 2026 peak. The proportion of capital city suburbs recording a decline also jumped from 45.8% in autumn to 93% through winter.

But a falling national market doesn’t mean every location is behaving the same way.

Some markets are correcting, others are holding up relatively well, and certain regions are still recording strong annual growth.

For investors, this is exactly why market selection matters.

The question shouldn’t be whetherAustralian property going up or down.

It should be: Which markets have the fundamentals to outperform from here?

One of the key differences we see with commercial property is that the investment case can be driven by income, yield and the underlying strength of the asset — rather than relying on negative gearing or future capital gains tax concessions.

With commercial property, the focus is often on:
