The first home deposit hurdle is smaller than you think.
The magic number isn't always 20%.
One of the biggest myths stopping first home buyers is the belief you need a 20% deposit before you can even think about buying.
You don't.
There are several ways into the market with a lot less.
5% deposit - via the Government's First Home Guarantee Scheme (with no Lenders Mortgage Insurance)
2% deposit - for eligible single parents via the Family Home Guarantee
Family Pledge Loan - where your parents' equity substitutes for part of your deposit.
The 20% figure exists because it's the threshold that avoids Lenders Mortgage Insurance (LMI). A cost that protects the lender, not you, and can add thousands to your loan.
But with the right structure, you can avoid LMI without a 20% deposit.
The key word is structure.
The deposit is just one piece.
How the loan is put together matters just as much.
At Regional Finance, we have first home loan experts happy to guide you through your options and find the right path for your situation.
It's worth a conversation. Call us on 1800 734 346.

The banks can be a great place to get a loan — if you tick all the boxes. 🏦 But those boxes are tight and rigid.
They closely review your personal (and business) spending:
UberEats? 🍔 Not ideal.
Streaming subscriptions? 📺 Questionable.
Outstanding debts? ⚠️ Concern raised.
Missed a payment? 🚨 That’s a red flag.
If you fit neatly within their criteria, you’re often fast-tracked. Simple and efficient. ✅
But for many people, life isn’t that straightforward.
If you’re self-employed,
if you’ve had credit challenges in the past,
if you run your own business,
or if you’re navigating blended families and complex finances… 👨‍👩‍👧‍👦
These aren’t issues — but for increasingly automated, algorithm-driven lending systems, they can create unnecessary barriers.
You may be declined, delayed, or lost in a review queue. ⏳
That’s why, with the largest lending panel in the country and access to a wide range of flexible lenders, Regional Finance continues to help more people find a way forward. 🔑
If you’re not getting the service or lending options you deserve, get in touch. One of our brokers would be happy to help. 🤝

The most expensive mistake in home loans isn’t the interest rate — it’s the finance options your broker doesn’t have access to 💡
You don’t know what you’re not being shown 👀
At Regional Finance, we have one of the largest lending panels in the country 🏦, giving us more options and more opportunities to say YES ✅

What does a preapproved home loan really mean and how long do they last? Many are not worth the paper they are written on, and only last 90 days. But read on.
Many lenders nowadays only offer what is called a non-assessed preapproval. This means that they take the information provided but don’t check to see if it’s correct or check that you fit their policy, they just say “based on what we have been told your loan is preapproved”. When push comes to shove, and you go back for a formal approval you may not get it! Imagine, you just bought a property at auction and now you have no loan approved. Unless you can find a new lender quickly you may have just lost your hard-earned deposit.
Depending on your lender most preapprovals last for 3 months, maybe 6. So, from the day you get your preapproval you are under pressure to find a property, or you must do all the application paperwork again.
There is a better way……
At Regional Finance Solutions we have lenders that will do a fully assessed preapproval. This means that the lender has checked what has been provided to make sure that you fit their policy and are eligible for the loan applied for. This means that when they say, “you are preapproved”, you really are. So, you can go ahead with confidence.
Oh, and that 3-month thing? Does 12 months sound better? Of course, there are terms and conditions to this, but yes, that pre-approval could last for up to 12 months.
There you go, a fully assessed preapproval to give you peace of mind, and 12 months to give you time to search and not make a rushed decision. Sound good? Give us a call on 418 785 747 and we will connect you to one of our team.
