With residential property becoming increasingly challenging for many investors due to cash flow pressures, rising holding costs and tighter lending requirements, commercial property inside an SMSF is attracting renewed interest.

Long-term leases, potential tenant-paid outgoings, stronger yields and the ability for business owners to lease premises back from their SMSF continue to make commercial property an attractive option for the right investor.

We're also currently seeing some very competitive lending rates and funding solutions available for SMSF commercial property purchases.

Recent discussions with a number of larger lenders reinforced what I’ve been seeing for some time:
the best lending outcomes in this market are not just about chasing the lowest rate.
They’re about:

• the right lender fit
• the right flexibility
• and making sure the finance still works as life and business circumstances change
That’s particularly relevant for:
