➡️ A standard five-bedroom house on a single lease returns around $1,000.
➡️ Same suburb, different structure, very different return.
➡️ Five rooms. Five separate leases.
➡️ Each room has its own ensuite and kitchenette, managed by a professional who knows the model.

🟠 The yield is not the hardest part.
🟠 How you structure and acquire it is.
🟠 You cannot put a rooming house on any block. It has to sit in a council area that approves them and every council has different restrictions.
🟠 Buy outside that and you have bought without real due diligence.

Get educated first.

That was the biggest takeaway from Jem Corrish after looking back on his first property journey, 12 months on from buying with his mate, Tom.

Before you jump in, ask the real questions:

Can I do it?

If not, when can I do it?

What do I need to work towards?

And most importantly - why am I doing it?

Because property is not just about buying something and hoping it works out. It’s about having a purpose behind the purchase, knowing what role that property plays, and building a plan around where you want to go.
