🙌 Getting feedback like this directly from a lender’s Credit Assessor makes my day!

💬“Everything was easy to follow, all the key information was there, and the supporting documents were provided upfront. It made for a really smooth assessment process and helped us get to an outcome quickly.”
That’s exactly what I aim for with every application. 🏡
There’s a lot of work that happens behind the scenes - understanding my client’s position, gathering the right information and presenting their application to the lender in a way that is clear, complete and easy to assess.
A well-prepared application can mean fewer questions, less back-and-forth and a smoother path towards an outcome. 👌
Receiving this kind of feedback from the person actually assessing the application makes me incredibly proud of the work I put in for my clients. 🧡

You are not a loan. You’re a person with a story -and that story deserves to be presented properly.

📣 RBA UPDATE: Rates are on HOLD at 4.35% 🏡
The RBA has today unanimously decided to leave the cash rate unchanged at 4.35%, following three rate rises earlier this year.
With annual inflation easing to 3.8%, today's decision gives borrowers a little more stability after plenty of movement in 2026.
But a cash rate hold doesn't mean you should put your home loan on hold.
👀 Lenders are still competing for business and pricing loans differently, so there may be opportunities available right now without waiting for the RBA to make its next move.
💬 Wondering if your current home loan is still competitive? Let's have a chat.

📊 Did you know two lenders can give you very different borrowing capacities... even with the same income? 🤔

One reason is something called a serviceability buffer. A buffer is an extra interest rate that lenders add when assessing your home loan application. It's designed to check whether you could still afford your repayments if interest rates increased in the future. The important part? Not every lender applies the same buffer or assesses it the same way. 🏦

That means one lender may say "yes", while another says "not quite yet" - even if nothing about your financial situation has changed. Choosing the right lender isn't just about finding a competitive interest rate. It's about understanding each lender's policies to help maximise your borrowing capacity.

👷👩‍⚕️ Paid overtime or regular allowances at work? Your borrowing power could get a boost! 📈
🏡 One lender has just updated its policy, reducing the amount of history needed for eligible overtime and allowances from 6 months to just 3 months.

That could mean:
💰 More of your income can be used
🏡 Higher borrowing capacity
🔑 The opportunity to buy sooner than you expected

This is especially good news for workers who regularly earn overtime or shift allowances and haven't been receiving them for a full six months. Every lender has different policies, so choosing the right one can make a real difference to what you can borrow.

📩 If you receive overtime or allowances, let's see how this could improve your borrowing position.

⚠️ Eligibility criteria apply. Recognition of overtime and allowance income varies between lenders and depends on your individual circumstances.

🏡 A small lending policy change could make a big difference for property investors.

One lender has just announced they'll now assess up to 95% of eligible rental income when calculating borrowing capacity. 📈
With the recent changes to negative gearing, this could be the difference between:

🔑 Buying your first investment property
🏘️ Expanding your existing portfolio

The important thing to remember is not all lenders assess rental income the same way. Some will use a much lower percentage, which can have a significant impact on how much you can borrow.

That's why choosing the right lender is just as important as choosing the right property.

📩 If you're thinking about investing, I'd be happy to help you explore your options.

💡 HOME LOAN TIP #15: Why Your Credit Score Matters 🏡
Your credit score is more than just a number—it can have a real impact on your home loan options.
A strong credit file may help you:✅ Access more lender options✅ Potentially qualify for more competitive interest rates✅ Improve your chances of loan approval✅ Demonstrate to lenders that you have a strong credit history
Here are a few simple ways to maintain a healthy credit file:📅 Pay your bills on time🔍 Check your credit report regularly for errors💳 Keep your debts under control⚠️ Be mindful of the types of credit enquiries you make. Different enquiries can affect your credit file differently—for example, multiple Buy Now Pay Later (BNPL) enquiries may be viewed less favourably than a home loan enquiry.
Your credit score isn't everything, but it is an important part of the bigger picture lenders consider when assessing your application.

💡 HOME LOAN TIP #14: Interest Only vs Principal & Interest 🏡
Choosing between an Interest Only loan and a Principal & Interest loan isn't about which one is better—it's about which one is right for your goals.
💰 Interest Only loans may suit borrowers who want:✅ Lower repayments for a set period✅ Greater short-term cash flow✅ Flexibility for investment strategies
Keep in mind that your loan balance doesn't reduce during the interest-only period, so you'll generally pay more interest over the life of the loan if the balance isn't reduced later.
🏠 Principal & Interest loans may suit borrowers who want:✅ To build equity faster✅ To reduce their loan balance with every repayment✅ Greater long-term interest savings
Many owner-occupiers choose Principal & Interest, while Interest Only is often considered by investors as part of a broader financial strategy—but every situation is different.
The right loan structure depends on your financial goals, cash flow and future plans.

🏊 Is Your Backyard Summer-Ready?
Because let's be honest...
Nobody has ever sat poolside on a 32-degree summer day and thought:
"I wish I didn't have this pool." 😂
If a new pool has been sitting on your wish list, now is the perfect time to start planning.
What many homeowners don't realise is that the equity they've built up in their home may be able to help fund upgrades like a swimming pool, outdoor entertaining area or complete backyard transformation.
☀️ Summer BBQs
🏊 Pool days with the kids
🍹 Entertaining friends at home
Sounds a lot better than another summer saying "maybe next year" 😉
The best part? Starting the conversation now could mean you're enjoying your new pool by the time the warmer weather rolls around.

🏡 HOME LOAN TIP #13: GUARANTOR LOANS
Did you know a guarantor loan may help eligible borrowers get into the property market sooner?
For some buyers, support from a family member can help reduce the deposit required, increase borrowing capacity and potentially avoid Lenders Mortgage Insurance (LMI).
✅ Potentially lower deposit requirements✅ Improved borrowing power✅ Opportunity to purchase sooner
However, it's important to remember that a guarantor loan is a significant commitment for everyone involved.
Before proceeding, consider: 🔸 The guarantor is providing security using equity in their property🔸 There are legal responsibilities and risks to understand🔸 Open and honest discussions are essential🔸 Independent legal and financial advice should be obtained
Every family's circumstances are different, which is why it's important to understand all options, benefits and risks before making a decision.
📅 Thinking about buying your first home or wondering whether a guarantor loan could be right for your situation?
