One of my favourite property strategies is identifying homes where an existing shed or outbuilding has the potential to be converted into a second dwelling.

Done well, it can create two powerful outcomes:

✨ Higher asset value — by improving the property and adding functional living space.

If you've been thinking about buying an investment property through your SMSF, this is something you shouldn't ignore.

One of the biggest advantages of buying residential property through an SMSF has been the ability for eligible buyers to use finance, allowing many Australians to invest sooner instead of waiting years for their super balance to grow.

From 10 August, that changes.

While you'll still be able to purchase residential property through an SMSF, new buyers will generally no longer be able to use finance. Instead, the fund will need enough money to purchase the property outright.

We're sharing this because understanding your options now could make a real difference before the rules change.

Whenever there's a Budget announcement, people start asking if it's still a good time to buy.

My answer is always the same: Don't focus on the headlines. Focus on the opportunities.

Every market shift changes the way we invest, but it doesn't mean the opportunities disappear.

Australia still needs more homes, demand for quality properties hasn't gone away, and buyers who have the right strategy can still make smart decisions.

The market didn't stop. The strategy simply changed.
