Why good businesses can receive different lending outcomes

A strong business does not automatically receive the same outcome from every lender.

Different lenders assess risk differently. They may have different views on an industry, different appetite for certain types of lending, or different requirements around cash flow, security, structure and supporting information.

That is why the way a finance request is prepared and presented matters.

A lender generally needs to understand what the business does, how it generates cash flow, who is behind it, what the funding will be used for, and why the request makes sense.

Without that context, even a good business can be misunderstood.

In my experience, preparation may be the difference between a difficult process and a much clearer conversation.

The application itself should not be the starting point.

It should be the result of understanding the business properly first.

The lowest advertised rate will not necessarily result in the most appropriate overall structure for the business.

It is also important to consider repayments, security, conditions and how much capital will remain available afterward.

Even having facilities with several banks can sometimes create more restrictions rather than more freedom.

The real question is whether the finance structure Is appropriate for the current project while taking future funding requirements into account.

Worried the bank won't understand your business?

That's often the real issue behind a finance application. Not only the underlying position of the business, but whether that position has been explained clearly.

We want to understand where the business started, what it's doing now and where the owner wants to take it.

We then help organise and present the relevant information for the lender's assessment.

Complexity is not necessarily a barrier, but it generally needs to be clearly explained.

Sales are up.

But is the business actually keeping more money?

Revenue, profit and cash in the bank are three different things.

A growing business can become busier while margins shrink and cashflow gets tighter -particularly when more stock, staff or resources are needed before customers pay.

Growth may place pressure on a business if margins, cash flow and available capital are not sufficient to support it.

Interest rates and repayments matter.

But they're not the first things a lender is trying to understand.

They want to know what the business is trying to achieve, whether the plan is realistic and whether there will be enough capital to support it.

A well-prepared finance application provides that broader context.

The transaction is only one part of it.

Thinking beyond the first approval

One of the things I have learnt over time is that the first approval is not the only thing that matters.

The structure also needs to make sense for where the business is going.

A funding solution may address the immediate requirement, but it could create limitations later if it has not been set up with the future in mind.

Will the structure still work if the business grows?

Will it allow room for another opportunity?

Will the repayments remain manageable if conditions change?

Will the client still have options in two or three years?

These are important questions to ask early.

The appropriate finance structure may help a business move forward, not restrict it after the transaction is complete.

That is why I think commercial lending needs to be considered as part of a longer-term plan, not just a short-term approval process.

More customers sound great—until the business can't keep up.

Before growing, it's worth asking:

Do we have enough staff?

Are our systems ready?

Can we maintain the same level of service?

Do we have the stock, resources and management capacity to deliver?

In some circumstances, it may be appropriate to strengthen the operational foundations before pursuing further growth.

We did exactly that in our own business, and it gave us greater operational capacity before we pursued further growth.

The best outcomes don’t happen at the last minute - they’re planned early.

When clients come in with a forward-thinking mindset, everything changes. This can help create more clarity around next steps.

Instead of scrambling for funding, the process can become more structured and organised.

From uncertainty to greater structure - it all starts with planning ahead.
