Here's how banks are quietly reworking borrowing power for investment properties — and it could mean tens of thousands more (or less) than you think.
• Neutral gearing assumes some rental income offsets the loan, which can lift what a lender says you can borrow.
• Not every lender has switched to this method yet, so your borrowing power can vary wildly between banks.
• This mostly affects new investment purchases, not existing loans.

To my fellow agents — it's a rough market for listings right now.
Some owners are going to sell for a loss. That's just where we're at. Anyone who's done the numbers can work it out.
Those owners need the most care from us. Not a sales pitch — just someone straight with them, treating them like a person, not a transaction.
And if you're sharp enough to work out an owner's taken a loss, maybe that's not the listing you post a big "SOLD!" celebration about. Read the room.
Have a bit of sympathy for them. They need it more than most.
