There’s a lot of talk about whether those perfectly convenient food delivery services are harming your credit worthiness.

Will a sneaky Uber Eats delivery really impact your home loan application? Short answer is it all depends.

If you have a lot of credit card debt, yet are ordering in four times a week then it’s not a great look. Like anything, take a common-sense approach, and if in doubt, ask your broker.

The Australian Government has recently announced a homebuilder grant to stimulate the building and construction sector in response to the downturn caused by the Coronavirus.

Homebuilder is a grant of $25,000 provided to eligible owner-occupiers (including First Home Buyers) to build a new home or to substantially renovate an existing home where the contract is signed between 4th June 2020 & 31st December 2020.

The Homebuilder Grant is in addition to current schemes such as the First Home Buyers Grant and First Home Loan Deposit Scheme, subject to eligibility.

Eligibility

To access HomeBuilder, owner-occupiers must meet the following eligibility criteria:

• you are a natural person (not a company or trust);
• you are aged 18 years or older;
• you are an Australian citizen;
• you meet one of the following two income caps: $125,000 per annum for an individual applicant based on your 2018-19 tax return or later; or $200,000 per annum for a couple based on both 2018-19 tax returns or later;
• you enter into a building contract between 4 June 2020 and 31 December 2020 to either: build a new home as a principal place of residence, where the property value does not exceed $750,000; or
substantially renovate your existing home as a principal place of residence, where the renovation contract is between $150,000 and $750,000, and where the value of your existing property does not exceed $1.5 million;
• construction must commence within three months of the contract date.

June 2020: RBA Cash Rate Decision Announced

After implementing the extraordinary mid-month rate cut in March of this year, the Reserve Bank of Australia has this month left the official cash rate untouched. It remains at the record low rate of 0.25%. The bank remains committed to monitoring the state of the Australian economy.

Possible cash grants for home owners

Many of the Federal Governments economic policies are being reviewed at the moment, including the possibility of cash grants for home-owners and first home-buyers.

The government’s fourth stimulus package is expected to be signed off by the national cabinet’s expenditure review committee this week. The home owner grants are designed to prop up the businesses of tradespeople and help the building and housing construction industry.

While we are still waiting on detailed information we can expect there be a number of conditions;

• The cash grants will reportedly be for larger renovation projects.

• They will require renovators to at least match the cash grants, said to be between $20,000 and $40,000.

• Limits and conditions are expected to be placed on the type of renovations included in the grant.

• It is also likely to mainly apply to new home builds.

The full details will be announced later this week. Once we know the specifics, feel free to call us about any questions you may have.

From the statement released by Philip Lowe, RBA Governor,

"The global economy is experiencing a severe downturn as countries seek to contain the coronavirus. Many people have lost their jobs and a sharp rise in unemployment is occurring.

At the same time, the containment measures have reduced infection rates in a number of countries. If this continues, a recovery in the global economy will start later this year, supported by both the large fiscal packages and the significant easing in monetary policies.'
