A commercial fit-out can look straightforward, but the insurance risks can be very different from a new build.

If you’re renovating an office, school, hospitality venue, medical practice or other commercial premises, you may be working around existing structures, valuable equipment, neighbouring tenants, employees or members of the public.

Before work starts, it’s worth asking:

• Who is insuring the existing building?
• Are the client’s contents and equipment exposed?
• Will the premises remain occupied during the works?
• Does your Contract Works cover consider existing structures?
• Are your Public Liability limits appropriate?
• Are you taking on any design responsibility?

We see it happen regularly.

A builder wins a great project. Signs the contract. Then discovers their liability limit is too low, the principal needs to be named on the policy, or there's a clause that required a specific endorsement they didn't have.

These aren't obscure requirements.

They show up in commercial head contracts all the time and catching them after you've signed is a much bigger problem than catching them before.

Ask yourself:

For builders and tradies, Public Liability Insurance is one of the most important covers to have, but it also has limits, exclusions and conditions that are often misunderstood.

Before your next project or renewal, it’s worth checking:

✔️ Is your liability limit high enough for your contracts?
✔️ Are subcontractors properly covered?
✔️ Are your business activities correctly listed?
✔️ Does your policy respond to property damage or injury claims?
✔️ Do you also need Contract Works or Professional Indemnity cover?

A $5 million or $10 million limit may not be enough if you’re moving into larger, commercial, civil or government projects.

Starting a new project? Don’t assume your Contract Works Insurance automatically covers everything on site.

Before breaking ground, builders should check:
✔️ Is the full contract value declared?
✔️ Are all project types disclosed?
✔️ Are subcontractors properly insured?
✔️ Are materials covered in transit or off-site?
✔️ Does your Public Liability limit meet the contract requirements?
✔️ Do you understand the exclusions before a claim happens?

A policy that worked for your last job may not be right for your next one, especially if the project is larger, more complex or has different contract requirements.

One of the most common issues I find isn't underinsurance.

It's businesses that have doubled in size but are still insured based on how they operated 2-3 years ago.

* More staff.
* Bigger projects.
* Higher contract values.
* More subcontractors.

But the insurance hasn't kept up.

Before 30 June, it's worth asking one simple question:
