What we actually do all day, since people ask.

We read the circulars banks send to brokers. Not the advertised rates on their websites. The documents where policy actually changes.

This month alone: one bank withdrew its LTV restrictions, another eased caps for high risk professions, two started refunding switching fees, and one extended a pre approval fee waiver.

None of that was announced publicly. All of it changes who can borrow, and how much.

Which is why, if you were declined somewhere in the last six months, the rule that declined you may not exist any more. Worth asking again.

One lender is offering 3.95 percent fixed for three years with no salary transfer required.

Lenders normally charge a premium if you will not move your salary across. It is one of the few levers genuinely in your control, and it is why a lot of people end up moving a banking relationship they were perfectly happy with.

At 3.95 without transfer, that freedom is priced at roughly what the rest of the market charges for compliance.

Worth comparing both columns rather than assuming the discount always wins.

A client showed us a mortgage last week that started at 3.89 percent and is now costing him well over 5.

Nothing went wrong. The fixed period ended and the loan reverted to a margin over EIBOR, exactly as the contract always said it would. He did not notice for four months.

The reversion date is the most expensive date in a mortgage, and it is the one nobody puts in a calendar.

Swipe for what actually happens when a fixed period ends. Then set a reminder four months before yours, because that is the window to price a switch while you still have options.

The two fees that stop people switching mortgage are the valuation fee and the early settlement fee. Two lenders are now refunding both on buyout loans, after disbursement.

That removes the two costs people name most often when they decide switching is not worth the trouble, and it lands while fixed rates are still in the high 3s.

Two things people get wrong about switching. A buyout moves the loan, not the property, so there is no 4 percent DLD transfer fee. And early settlement is capped UAE wide at 1 percent or AED 10,000, whichever is lower.

Send us your rate and balance and we will run the break even. If it does not pay for itself, we will tell you that.

Three questions almost nobody asks their bank, and all three matter more than the rate.

What is the reversion rate, not the intro rate. What is the early settlement fee, and does it change after year three. Is the valuation fee refundable if the deal falls through.

Swipe for why each one costs more than the number you are negotiating over.

We ask these of fifteen banks every time. The bank pays the broker, not you.

One lender is pricing a three year fixed from 3.89 percent.

The rate matches the sharpest verified fixed rates in the market right now. What is unusual is the term. Most give you 3.89 on a one or two year fix and then move you onto something else. This holds it for three.

There is also a 3.89 buyout rate open to all customers, with the AED 3,000 valuation fee refunded.

If your current rate starts with a 4 or a 5, that is worth five minutes with a calculator.

Everyone budgets for the 20 percent deposit. Almost nobody budgets for what lands beside it.

On an AED 1.5M first home that is AED 300,000 you planned for, and roughly AED 110,000 in purchase costs you probably did not. DLD transfer at 4 percent, agency commission, mortgage registration, the trustee office, the valuation.

Swipe through for what each fee actually is and who you pay it to.

Worth knowing before you start viewing, not after you have made an offer.
