Every morning you raise the shutter, switch on the lights and build something. Your team, your customers, your name. But every year the lease renews, the rent goes up, and the space you built it all in still belongs to someone else.

It doesn't have to stay that way.

A commercial mortgage lets you buy the office, warehouse, retail shop or industrial unit your business already depends on. The money you spend on premises starts building an asset for your company, not for your landlord.

At WayzFinder, our commercial mortgage specialists in Dubai work with business owners, SMEs and investors across the UAE to buy commercial property in Dubai, Abu Dhabi and Sharjah, refinance an existing commercial property loan, or finance the development of commercial real estate. We compare commercial property finance options from leading UAE banks and guide you from application to transfer, so you can stay focused on running your business.

You built the business. Now own the place it lives.

You save for years. You watch the balance grow. And the day it finally hits your down payment number, you think you are ready to buy.

Then someone mentions the fees.

Buying a property in Dubai at two million dirhams means a 20 percent down payment of 400,000 dirhams. But the costs do not stop there. The Dubai Land Department transfer fee takes 4 percent, which is 80,000 dirhams. Agency commission at 2 percent plus VAT is around 42,000 dirhams. Then the trustee fee, the property valuation fee, the bank arrangement fee and the mortgage registration fee. Around 150,000 dirhams in total.

So the real cash needed is 550,000 dirhams, not 400,000.

And this is the part that catches most first time buyers in the UAE. Since February 2025, Central Bank rules do not allow banks to finance these fees. They cannot go into your home loan. You pay them in cash, on transfer day.

The simple rule for anyone planning a mortgage in Dubai: your down payment, plus 7 to 8 percent of the property price.

Knowing this at the start is the difference between buying comfortably and scrambling for cash at the end.

Thinking of buying a property in the UAE? Before you start house hunting, you need to know what banks actually look for when you apply for a mortgage.

In Part 3 of our UAE Mortgage Series, we break down the 5 Key Areas every bank checks:

1️⃣ Capacity: Your ability to afford the loan (salary, business income, and existing liabilities).
2️⃣ Credit: Your AECB score, repayment history, and active credit cards.
3️⃣ Capital: Do you have enough funds ready for the down payment and upfront costs?
4️⃣ Collateral: The property must qualify too! Banks check the valuation, type, location, and age.
5️⃣ Age & Residency: Your age affects the maximum loan tenure, and terms vary for residents vs. non-residents.

Key Takeaway: Mortgage approval isn't just about your income. The bank assesses YOU and the PROPERTY together.

Rent vs. Buy in the UAE: Which makes more sense for you?

In Part 2 of our UAE Mortgage Series, we break down the math. While a yearly rent of AED 100,000 and a mortgage on a 2 million Dirham apartment might cost you a similar amount each month, the long-term impact is drastically different. Rent pays your landlord, while a mortgage builds your personal equity and property ownership.

If you have the upfront cash and plan to stay in the UAE for a few years, buying could be your best move. Watch to see the breakdown, and stay tuned as we cover upfront costs in the upcoming parts of this series.
