Most property tours happen during the day: empty streets, quiet lobbies, closed gyms. None of that tells a buyer what the community is actually like to live in.
That's what the 7 PM Test is for: visit after working hours and observe six things. Are the streets active? Are retail spaces occupied? Are families outside? Are gyms busy? Is parking orderly or chaotic? Are people walking?
Together, these indicators measure something a floor plan cannot: after-hours vitality, whether a development functions as a place people actually live, not just a place they own. This is the first in a recurring series. Each installment applies the same six questions to a different community, so the method stays constant even as the address changes.
