If you are a developer in Dubai,
your team has probably already sent a “Ramadan promo” to brokers or clients.

And the result?

A few polite replies.
No real shift in focus 🔒

Because sending a Ramadan offer is not the same as activating a channel.
Last year, I created a conversation framework, which helped:

1. Reactivate brokers who registered during launch but never sold.
2. Reconnect with investors who hesitated when the project first launched.

Ramadan became a reason to reopen the conversation — not to repeat the brochure.

According to market data from DXB Interact and Property Monitor, developers like Emaar, DAMAC, Binghatti, Sobha, and Nakheel dominated by transaction volume.

The have investor trust, and operational clarity at scale.

If you’re a mid-size developer, this creates real pressure.
You’re competing for attention from brokers, from buyers, from the market... with organizations that have spent years building sales infrastructure.

Top developers win not just because of brand or budget, but because they operate with:
• structured broker onboarding
• disciplined CRM usage
• dedicated broker management functions
• sales systems that scale with volume

In a concentrated market, growth doesn’t come from adding more brokers.
It comes from managing the right ones better.

Reflecting on 10 years ago

📊 Only 10% of buyers purchase after the first visit. The rest need 2–3+ touchpoints to decide.

💡 What works instead:

1. Before the meeting – send market insights & ROI numbers.

2. During – build trust, not pressure.

3. After – follow up with clear next steps, updates & reminders.
