Thatās where many Dubai buyers get confused.
Hereās what most people donāt realise:
A falling market rate doesnāt always mean your own rate will drop.
After the fixed period, many mortgages move to EIBOR + bank margin.
Some loans also come with a minimum floor rate, which means your rate may stop falling after a point.
The lowest advertised rate is not always the cheapest deal.
You still need to check the fixed period, follow-on rate, fees, exit costs, and switching costs.
And if youāre refinancing, it only makes sense when the actual savings are more than the cost of switching.
Simple rule:
Donāt judge a mortgage by the top number alone.
Look at the full cost, not just the headline rate.
