Abu Dhabi has been one of the hot topics in the real estate space lately, with projects such as Disneyland and the various projects developing more of its islands for waterfront living, it really is transforming.

Looking back 10 years ago, when I first visited, the difference is obvious. But more than that, this transformation is directly impacting property values and investment opportunities. Areas with vibrant communities with strong rental demand and capital appreciation potential are emerging, and attracting both local and overseas investors.

Dubai real estate recruitment is incredibly competitive right now, but I'm confident that good people will always find good people. The talent we look for at The Property are not necessarily candidates with extensive sales backgrounds. What we prioritise is much more fundamental:

First - being grounded with a solid work ethic
Second - strong people skills

The technical side of real estate can be taught. Market knowledge, property processes, investment strategies etc. , all of this can be learned. But the ability to connect with people, to listen properly, and to build trust? If you have that, you've covered 80% of the game. People buy from people they trust and feel comfortable with.

Dubai new comers may be missing the biggest opportunity of their lives.

Stop putting time frames on your Dubai journey, you'll find that the city can give back tenfold for your time and commitment. But if you're adamant on keeping your stay within 2-3 years, I'd recommend getting on the property ladder. The opportunity is right here, the property market is booming.

Dubai is continuously making property investment more accessible, but knowing the process and timings make all the difference for a smooth and fast transaction.

The brilliant thing with purchasing off-plan in Dubai is that you can mortgage that final handover balance. But it's crucial for you to start your mortgage application 1-2 months before handover. This gives you time to gather documents, submit to banks, and secure the mortgage pre-approval for the smoothest possible transaction.

As a Dubai-based real estate agency owner, I can give only give my "outsider" observations on the Abu Dhabi market. Looking back on my visit to the capital, I had considered what advantages it might have. I came up with two. The biggest one? Incredible accessibility to waterfront properties. And the second is how Abu Dhabi can learn from Dubai's success.

Of course, it will always come down to the investor's goals and preferences whether to choose Dubai or Abu Dhabi But widening the lens of real estate investment, outside of Dubai is worth it for those exploring the region and doing so will potentially benefit both markets in the long run.

Property management requires constant decision-making with clients, co-workers, and investors. I found that daily journaling has become essential for effectiveness as a leader.
