Buying off-plan with a mortgage lined up before handover? Good news first: it is now a formal route in both Dubai and Abu Dhabi, and it gives you earlier certainty while the building goes up.

One caution. A pre-approval is a snapshot of today. On handover day the bank looks again, and four things can have moved:

1. Your income and other debts, re-tested on the day you draw down.
2. The valuation. Your loan is sized on the bank's handover valuation, not the price you signed at. Any gap is your cash.
3. The rate basis. Most letters do not lock the margin or benchmark for a two or three year build.
4. The tenor. A delayed handover can shorten the longest loan you are allowed, because age limits run from the real start date.

Treat the pre-approval as the start of a timeline, not the end of the planning. Keep a buffer for the variables you cannot control.

Got a revised instalment letter from your bank? Read these six lines, not just one.

The UAE Base Rate has been 3.90% since 17 September. If your mortgage is variable, your bank updates your instalment on its own review date, so the letter may land any time this quarter.

Before you file it, check:

1. Which EIBOR tenor your loan follows (1, 3 or 6 months)
2. Your margin: it was fixed at signing and should not move with the Central Bank
3. The next reset date
4. Old instalment vs new, multiplied by months to the next reset
5. Remaining tenor
6. If you are still on a fixed promotional rate, the clause that says what happens when it ends

The headline rate is a market event. The letter is a contract event. The second one is the one you can plan around, and it is easier to plan before the reset date than after.

Rates up, and the talk is that they stay up for a while. What does that mean for your mortgage? Not a forecast. A quick stress test.

The UAE Base Rate moved to 3.90% on 16 September, following the US Fed. Commentators quoted in Khaleej Times expect borrowing costs to stay elevated into 2027. Nobody knows for certain. You do not need to.

Three things to check this weekend:

1. When does your fixed rate end, and what does it switch to? The EIBOR tenor and margin are in your facility letter.

2. How much does each 0.25% move cost you? Illustrative only: on AED 1 million over 20 years, roughly AED 130-140 a month per quarter-point.

3. How many months of the higher EMI could your savings cover? That number tells you whether this cycle is an inconvenience or a problem.

If any answer surprises you, that is the right moment to talk, before the reset letter arrives, not after.

Roughly half of Dubai's home loans this year were refinancing or top-ups, not new purchases. If your fixed rate is ending, you are probably being offered a buyout right now.

A buyout is a new mortgage with its own small print. Three checks before you sign:

1. What happens after the fixed period? Every offer reverts to a reference rate plus a margin. Get that margin in writing. It is the rate you will live with longest.

2. What does switching really cost? Early settlement is capped by the Central Bank at 1% of the balance or AED 10,000, whichever is lower. Then add the new bank's fees, valuation, DLD registration and release. The saving has to cover all of it.

3. Are you extending the term? A fresh 25 years lowers the monthly payment and raises the total interest. Compare like for like on your remaining term first, then decide.

If the offer includes a cash top-up, one more question: what is the money for, and how is it repaid? A higher balance on a bank valuation you do not control is a decision, not a bonus.

A busy refinancing market rewards prepared borrowers, not hurried ones.

Prices down in one part of Dubai, up in another, rents softer, Base Rate higher. What does it actually mean for your mortgage?

Less than you might think, and more than you might think, depending on which number you look at.

Three checks worth doing this week:

1. Valuation vs. balance. Your loan-to-value moves with the market. It matters if you plan to refinance, top up or release equity, because the bank re-values at that point. It does not change your monthly EMI.

2. Rent vs. EMI. If the property is rented out, test the coverage at the rent you could get today, not the rent in the current contract. New leases are pricing below renewals in many communities.

3. Reset date. Your EMI moves when your rate resets, by reference rate plus margin. Know the date and the reference before the letter arrives.

A softer market is a reason to check the structure, not a reason to make a quick decision.

Cheaper and easier are not the same thing.

This week The National reported that UAE mortgage pricing is broadly where it was a year ago, while banks are looking harder at affordability, income stability and existing debt. So the rate in the headline is not what decides your outcome. Your file does.

Three checks worth doing before you speak to any bank:

1. Your debt burden ratio. Add every monthly obligation (cards, car, personal loan, existing EMI) and divide by income. The regulatory ceiling is 50%. Under 40% is where files breathe.

2. Your income story. Is it salaried, self-employed, rental, or a mix? Each is read differently, and the documentation you prepare should match.

3. Your open credit. Unused card limits and old enquiries still count. Closing what you do not use can change the margin you are offered.

Do this on a Friday morning with a coffee, not in front of a relationship manager.

Rates went up last week. If your first thought was "I should pay some of the mortgage down", pause for a moment.

Paying down debt is a good move, but only once the order is right. A prepayment is a one-way transfer: the bank will not hand it back if your income pauses or your tenant leaves.

Three checks before you transfer a lump sum:

• Cash buffer first: how many months of EMI, living costs and school fees do you hold in accessible cash today?
• The settlement clause: UAE mortgages have a regulated cap on early settlement fees, but the minimum partial amount, notice period and whether the bank shortens your tenor or lowers your EMI differ by contract.
• Your reset date: if your fixed period ends in the next 12 to 18 months, a buffer that absorbs the new EMI may protect you more than a slightly shorter loan.

Buffer first, then prepay. Not the other way round.

For eligible homeowners where cash flow is the real constraint, structured options such as a Mortgage EMI Sleeping Period™ or Equity Release – Double Rental™ may help, subject to suitability, documentation and bank approval.

If your rental property is paying its own mortgage, this one is for you.

Dubai delivered more than 24,000 new homes in the first half of 2026, and rates moved up last week. Rent is a market price that resets when a tenancy ends. Your EMI is a contract that only moves one way at a reset. When the two drift apart, the gap comes out of your salary.

Three checks worth doing before your next renewal, not after:

• Coverage today: rent received, minus service charges, fees, maintenance and a vacancy allowance, against the EMI. Be honest about the deductions.
• Coverage at a lower rent: same numbers with rent 10% lower and one empty month. Not a prediction, a stress test.
• Coverage at your next rate reset: the EMI your contract produces at reset, on top of the lower rent.

If the third check still covers, your structure is resilient. If it does not, you have time to plan rather than react.

For eligible owners where the numbers are tight, structured options such as a Mortgage EMI Sleeping Period™ or Equity Release – Double Rental™ may help, subject to suitability, documentation and bank approval. It all starts with knowing your coverage number.

The UAE Base Rate went up 25 basis points this week (3.65% to 3.90%). If you hold a variable-rate mortgage, here is the calm version of what that means.

Your EMI does not change today. It changes on your reset date, by the amount your contract sets. So before reacting to the headline, check four things:

• Reset date: when does your rate actually reprice?
• Reference rate: is your loan priced off EIBOR or the Base Rate?
• Margin: what spread does the bank add, and is it fixed in the contract?
• Reversion: if you are in a fixed period, what rate do you revert to, and can your income carry it?

Then run one honest stress test: what does the EMI look like 50 basis points higher, and how many months of buffer do you have?

For households where the answer is tight, structured options such as a Mortgage EMI Sleeping Period™ or Fixed EMI for Life™ may help eligible borrowers, subject to suitability, documentation and bank approval. It starts with knowing your numbers.
