How much would you sell a property that has monthly income of R140 000 pm? Or how much would be prepared to buy a property with that monthly income? Operating costs are about 30% of the income.

“The time you spend on something is the time you spend not on something else”, so make it the worthwhile. If you’re going to focus your time and energy on something negative, you’re not spending it on something positive. Choose wisely how and where you spend your time, energy, money etc.

So I’m going through the conditions of a title deed of a property I am interested in to check any restrictions/conditions. Now I come across condition (e) on the screenshot. It basically says that the property shall not be sold, leased or disposed of to any African or Asiatic native or coloured unless they are a domestic worker of the owner or their tenant, and they shall not be permitted to reside on it. The last time the property was transferred was in 2012.

Now, how do I go about changing the condition because if I buy the property as an African such a purchase wouldn’t be complying with the condition of the Title Deed? Can the Deeds Office refuse to register the deed if it doesn’t comply with condition (e)? How has such conditions been dealt with in the current dispensation? Is there any difference between a condition and a restriction on the Title Deed?
