Be Prepared for Winter

Take These Steps for Your Home
Staying inside is no guarantee of safety. Take these steps to keep your home safe and warm during the winter months.

Winterize your home
- Install weather stripping, insulation, and storm windows.
- Insulate water lines that run along exterior walls.
- Clean out gutters and repair roof leaks.

Check your heating systems.
- Have your heating system serviced professionally to make sure that it is clean, working properly, and ventilated to the outside.
- Inspect and clean fireplaces and chimneys.
- If you do not have a working smoke detector, install one. Test batteries monthly and replace them twice a year.
- Have a safe alternate heating source and alternate fuels available.
- Prevent carbon monoxide (CO) emergencies.
- Install a CO detector to alert you of the presence of the deadly, odorless, colorless gas. Check batteries when you change your clocks in the fall and spring.
- Learn symptoms of CO poisoning: headache, dizziness, weakness, upset stomach, vomiting, chest pain, and confusion.

HOW TO SAVE FUEL WHEN DRIVING
Buying the cheapest petrol and diesel is the easiest way to cut your fuel costs, but there are other things you can do to get the most mileage out of your tank.

Slow down
Dropping from 80mph to 70mph could save you up to 25% in fuel.

Maintenance
Get your car serviced regularly to maintain engine efficiency and make sure you’re using the correct engine oil.

Sensible driving
Read the road ahead, anticipating the actions of other drivers and potential hazards.

Look after tyres
Well maintained tyres are essential for safe and economical driving.

Speed bumps
Braking hard, accelerating, then braking for the next speed bump is inefficient and uses extra fuel.

Air con or open windows?
Air-conditioning increases fuel consumption, especially at low speeds. If it’s a hot day, use the air conditioning for high speed driving, but open the windows around town.

Ditch the car
It sounds obvious, but the simplest way to save on your fuel costs is to cut your car use – try walking, cycling or public transport for shorter journeys, or car sharing for your commute.

Drive a manual
According to the AA, automatics use 10% to 15% more fuel than manuals. However, the gap is closing as modern, efficient semi-automatics become more popular.

The severe bout of load shedding in the first half of December likely catapulted the economy into a recession.

The cost of load shedding has reduced the country’s GDP growth by roughly 0.30% in 2019.

This translates to R8.5 billion of real, inflation-adjusted rand.

Eskom chief executive officer Andre de Ruyter said that South Africans should expect more load shedding as the embattled power utility revises its current maintenance plans. Eskom would also increase its demand management efforts – including the return of ‘traffic light system’ which will broadcast the severity of Eskom’s power issues to television viewers.

Flexible workspaces - the workplace revolution is coming

Until recently, work meant commuting to a nine-to-five job at the same desk in a conventional office. But the world of work has changed. Today's companies and individual workers are choosing flexible workspaces where desk space and offices are leased for a short period of time, with a range of business services on offer. The market for flexible offices has tripled in size globally since 2006 and annual growth is around 13%, according to international real estate company CBRE (Community-Based Research and Evaluation).

According to JLL (Jones Lang LaSalle), as much as 30% of corporate real estate could be flexible workspace by 2030. Flexible working in general is on the rise, as more people seek a better way to manage their professional lives, whether that means starting or finishing a project at an unconventional hour, working from their kitchen table or using a shared work hub closer to home.

People want the benefits of flexible working
• Geographic – the choice of where to work and live.
• Personal productivity can be increased with inspiring workspaces and communities.
• A better work-life balance can be achieved with easier access to good workspace either close to home or close to likeminded individuals.

WILL 2019 BE THE TURNAROUND FOR THE ECONOMY AND PROPERTY MARKET?

That is the question on everyone's lips as we look forward to dusting off the challenges of 2018 which was, by all accounts, a challenging year for the economy and property market. Overall, while it remained business as usual for the sub-R1.5m sector, there was a notable weakening in demand above the R3m to R5m price bands.
A weak economic climate, political noise and property ownership concerns impacted on the market to a notable degree. Conditions shifted largely in favour of buyers. Price growth flattened, although with no real price devaluation evident as yet. While down on the highs of recent years, the market also did not reach anywhere close to the lows of the post-2008 period.

Market likely to remain fairly flat

Looking to 2019, we expect to start the year on much the same foot and will need to be patient for a little while longer as the market is likely to remain fairly flat for the first few months for a number of reasons.

New year, new home, new rental?

If you're planning to move in 2019, getting yourself rent-ready is important. Here's how to make yourself the best prospective tenant a landlord could wish for:
Get paperwork ready

Before you even begin scrolling through property listings, get yourself rent-ready. That means ensuring you have certified copies of all important documentation, at the ready, so you can submit your application for that ideal home, immediately. Estate agents and landlords often have varied documentation requests, but making sure you have the expected documents ready can make all the difference.

Documents, done!

Here’s a short list of documents you should have on hand, to submit along with a rental application:
• Certified copy of your Identity Document
• Certified copy of your confirmation of employment
• Three months’ bank statements
• Written references from previous landlords
• A copy of your credit record
