“If you always do things by the BOOK and always follow the RULES you will always be the one who suffers the most” But Why ????
It’s NOT fair that the BUYER of a property pays for everything including the cost which are supposed to be paid by the SELLER.
Let’s analyze it a bit.
The Buyer when purchasing a property pays for the following.
1- The Bond Attorney R17,000 Cash
2- The Transfer Attorney R18,000 Cash
3- The Property Agent hired by the Seller at 5% commission rate meaning for a property selling for R500K the commission will be R25,000 included on the bond price.
That means the buyer must pay R60,000. R35,000 Cash and R25,000 once the property is registered.
While the Seller pays only for the:
1- Electric Certificate
2- Plumbing Certificate.
And the cost of these two certificates are already included in the selling price as a profit margin.
This is NOT fair to the buyer !!!
The property buying system needs to be revised and corrected.
