Looking like it’s shaping up to be a successful week for completions 💪

Client situation:
• Missed mortgage payments within the last 12 months
• Wanted to raise funds for debt consolidation
• Existing lender said no

But “no” doesn’t mean the end of the road 🚫➡️✅

I was able to:
✔️ Keep their existing mortgage with their current lender on a competitive high-street rate
✔️ Secure additional borrowing through a specialist lender
✔️ Ensure the higher rate only applied to the extra funds—not the full mortgage
✔️ Help them consolidate debts at a lower cost than what they were previously paying

Result? A smarter structure, reduced financial pressure, and a very happy client 🙌

At 4:49pm, a client emailed to confirm the rate they wanted to secure ⏰

Most advisers might have left it until the next day…

But earlier that day, the lender had confirmed that this rate was being withdrawn that evening and increasing 📈

So I stayed on, got everything submitted, and secured the 4.27% rate for my client that very same evening ✅

The next day? That rate had risen to 4.43% ❗
