Retail vs. broker. If you’ve only worked one side, how are you comparing?

Adrian started in retail and valued what he learned. After moving to the broker side, he found more product options, more flexibility, and more involvement in the client experience.

His perspective comes from doing both. What’s yours?

You have equity in your house. But you need that equity to buy the next one.

So how do you make the move?

I break down where a bridge loan may fit.

Every borrower has a different story.

As a loan officer, you need to understand which lending options are available and where your client might fit.

That’s why the retail vs. broker conversation matters. Your shop’s lender access, guidelines, and support shape how you approach a file.

Before you choose where to build your career, ask how that environment helps you serve people.

Most investors hit a wall at 10 properties. Fannie Mae and Freddie Mac won't finance past that. Full stop.

That's why serious investors use DSCR loans. No tax returns. No W-2s. No income docs. You qualify on the property's cash flow — not your paycheck.

And you can vest it in your LLC's name instead of your own. Keeps it off your personal credit.

If you're scaling past 10 doors, this is the conversation you need to have.

If I won the lottery, I'd pay off my house in cash. I say that as someone who spends every day in mortgages.

But the odds of winning are 1 in 292.2 million. Most people's actual path to homeownership doesn't run through luck — it runs through a plan: where you are now, what needs to change, what options make sense, and what the next realistic step looks like.

Free Homebuyer Roadmap is linked in the comments if you want to see what that path could look like for you.

I'm going to hold you responsible. That's the point.

A coach who's never on you isn't coaching. The daily standards are what build the habits, and the habits are what build the person.

Have you asked your lender how many options they compared for you?
There's no wrong answer. It's just a good question to ask before you commit.

Save this for when you're ready to shop, and send it to someone who's about to.

Being self-employed can make the mortgage conversation more complicated—but it doesn’t automatically mean the door is closed.

Certain loan programs can approach qualification differently than a traditional conventional mortgage. And depending on the program and borrower profile, the structure around down payment and mortgage insurance can look different too.

That’s why you can’t judge a mortgage by the interest rate alone.

You have to look at the entire payment, the upfront cost, the documentation requirements, and what actually fits your financial situation.

If you’re self-employed and traditional financing hasn’t made sense for you check out the full video on youtube. Link in the comments

You were told you don't qualify. Nobody told you why.

If you're self-employed, most banks want 2 years of tax returns and they'll qualify you off your net income — after all your write-offs. That's why so many self-employed buyers get denied.

A bank statement loan flips that: 12 months of business bank deposits, no tax returns, 80-90% of deposits counted as income. Works for 1099 earners, sole props, partnerships, S-corps, and corporations. Primary, second home, or investment property.

If a bank already told you no, that doesn't mean you're out. It might mean you talked to the wrong program.

DM "SELF" and let's see what you actually qualify for.
