Something I see constantly with homeowners who bought or refinanced between 2020 and 2022.
They're sitting on a mortgage rate they may never see again, and a pile of equity they'd like to use.
The instinct is usually to just do a cash-out refinance.
Here's the part most people miss.
A cash-out refinance doesn't just put today's rate on the cash you're taking out. It reprices your entire mortgage balance at today's rate.
A HELOC works differently.
Your existing mortgage stays completely untouched. Same rate, same term, same payment. You only pay the new rate on the money you actually borrow.
For someone holding a rate from that 2020 to 2022 window, that difference can be significant.
That doesn't mean a HELOC is always the answer. If your current rate is already near or above today's market, or you're trying to eliminate FHA mortgage insurance, a cash-out refinance can make more sense.
There's a third option that gets overlooked too. A fixed-rate home equity loan.
I broke down all three side by side with an actual dollar comparison in this week's article.
If you're weighing home equity options for renovations, debt consolidation, another property, or anything else, it's worth running the numbers before touching that first mortgage.
