Anybody can say that. So here's what we did about it.

DSCR is one piece of division: rent, divided by your payment.

$2,000 rent against a $1,600 payment is a 1.25. At 1.0 the property breaks even. Below that, you're feeding it every month.

Notice what's not in that math — your income, your tax returns, your DTI. On a DSCR loan the property qualifies, not you.

On conventional, every door you add makes the next one harder. The better you are at this business, the worse you look on paper. DSCR doesn't care.

Your lender says wait six months before you can refinance. That's seasoning. On our DSCR products, we don't require it.

The clock starts at ownership — day one, the day you take title. Not when the rehab wraps, not when it leases.

Six months of bridge interest on a finished, rented property is not a paperwork detail. That's your velocity.

Every rehab deal comes down to three numbers. Most investors can tell me one of them.

Purchase price — where your cash goes in.
Rehab budget — funded in draws, after the work is done. You front it first.
ARV — the cap that decides whether the deal works at all.

Run it backwards. Start at ARV, take your cap, subtract your rehab. That tells you what you can pay.

Purchase price is the last number you should figure out, not the first.

Anybody can close your first loan. The question is whether they're still there for your third.
