Excited about buying a home, but also a little terrified? You’re allowed to feel both. 🤍

It’s a big decision, and you don’t have to have it all figured out before we talk. Sometimes, just understanding your options and what the numbers actually look like can make the next step feel a lot less overwhelming.

My job is to answer your questions, walk you through the financing, and help you decide what feels right for you, whether that means buying now or making a plan for later.

No pressure. Just a conversation whenever you’re ready.

So excited for these kick butt, hard working, first-time homebuyers!

Not only were they able to take advantage of my First Responder Discount, but their amazing agent negotiated seller credits that helped buy down their interest rate and make this deal even sweeter. Teamwork makes all the difference!

If you’re curious about what options might be available for you, I’m always here to help 😊

You know what I don’t care about?
I don’t care if you change your price range halfway through.I don’t care if you get nervous when we start talking numbers.I don’t care if you ask me to explain interest rates again.I don’t care if an online calculator gives you a totally different payment. And I definitely don’t care if your finances aren’t “textbook perfect.”
This is one of the biggest financial decisions you’ll ever make. It’s supposed to feel serious.
There’s already enough noise out there.“Rates are this.”“Buy now.”“Wait.”“Crash coming.”
My job isn’t to pressure you into locking something you don’t understand.
My job is to:
• Break the numbers down clearly• Show you realistic scenarios• Help you understand what you qualify for• And make sure you feel calm when you commit
Whether you’re buying your first home, moving up, or just exploring your options… you deserve clarity, not chaos.

If we haven’t met yet, I’m Kristen, your go-to mortgage broker in Northern Colorado. 🫶🏻

One thing people don’t talk about enough:
Mortgage decisions are emotional, even when the math makes sense.
That’s why strategy matters more than headlines.
Rates aren’t the whole story.
Payments aren’t guesses.
And waiting without a plan usually creates more stress, not clarity.
The goal isn’t just to get approved.
It’s to move forward in a way that feels calm, confident, and aligned with your life.
When the numbers are clear, the process feels lighter.

So excited to help this wonderful family relocate to Colorado and start making memories in their new home. 🤍

Huge shoutout to Michelle Metzger with C3 Real Estate Solutions for her incredible negotiation skills that helped secure a killer rate for our buyers!

✨✨✨ Under Contract in Loveland 🫶

After getting beat out in a multiple offer situation two weeks ago on what would've been a '3-5 year' home, we decided to expand our search area. At the same time, this dreamy property was listed. This is the 'for the foreseeable future, let's raise our kids here' home. I am so excited to get this one to closing table and welcome my relocation buyers home to Colorado 🌄🏡
Thanks to Kristen Taibi - Mortgage Lender for the teamwork to get these buyers under contract 🤜🤛

THEY BOUGHT A HOUSE!

These homebuyers absolutely CRUSHED the process.

Was it perfectly smooth? …mostly 😆

At one point we realized their out-of-state bank forgot to endorse their cashier’s check (because buying a home always needs a little plot twist, right? 😅).

But here’s the thing, they didn’t spiral. They didn’t panic. They handled it like total rockstars and we kept it moving.

Huge shoutout to their amazing agent who negotiated seller concessions to help secure them the best possible rate AND advocated to ensure they’re walking into a home with a properly operating furnace (Colorado winters are not for the weak 🥶🔥).

And the BEST part?!
They’re moving TWO streets down from one of their besties.

Neighborhood block parties loading… 🏡✨

First-time buyers → homeowners.
Built-in community.
Core memories incoming. 🤍

This isn’t about guarantees…
Or perfect timing….
Or pretending the process is stress free.

It’s about replacing guessing with guidance.
Waiting with clarity.
And rent receipts with ownership.

You don’t need to predict the market.
You don’t need to control interest rates.
You don’t need to have it all figured out.
You just need someone in your corner who helps you make smart moves with the reality in front of you not the “someday” version of it.

What rate websites don’t tell you…
A “great rate” can come with higher fees, stricter rules, or zero flexibility later.
Some loan options look cheaper upfront but cost more over time.
Small moves like changing jobs, using credit, or moving money can quietly hurt your approval.
And once you’re under contract, timing, structure, and communication matter more than people expect.

That’s where most buyers realize:
getting a quote was the easy part.

The real value is knowing:
• which loan fits your goals
• how to structure payments without stretching yourself
• and how to avoid surprises that delay or derail closing

Yes, you can click around online.
But guidance helps you borrow smarter and protect your future, not just today’s payment.

If you’re thinking about buying 🏡 in 2026 and want clarity before making a move, let’s talk.
Comment below and I’ll reach out.

Behind the pre-approvals and closing days, I’m just a girl who is slightly obsessed with:

✨ fueling up at my favorite local coffee spots
✨ experimenting in the kitchen like I have a cooking show
✨ ordering something strong with a little espresso in it
✨ celebrating my amazing clients on Closing Day
✨ soaking in golden hour walks around Windsor Lake with my husband Matt and our pups Ophelia and Bash
✨ sneaking away for a little getaway reset
✨ stress-baking like it’s therapy
✨ knee-deep in a new home project. Anyone else LOVE bold + quirky wallpaper?!
✨ hitting “send” on a pre-approval email
✨ diving into trainings so I can stay sharp for my clients

I really do believe you can love what you do and love the life you’re building outside of it.

Tell me…which one would we bond over first? ☕️🍸🏡

Everyone has an opinion about mortgages.
Your group chat.
Your coworker.
That one family member who bought years ago and swears the rules never change.
Wait for rates.
You need 20% down.
Renting is safer.
Everyone else is getting better deals.
You should have it all figured out first.

And yet…
Rents keep rising.
People are still buying.
Loans are still getting approved.

And most buyers didn’t start with a perfect plan, just the right guidance.

This market isn’t about timing it perfectly.
It’s about understanding your real options, your real numbers, and what actually works right now.

If you’ve been feeling stuck, overwhelmed, or second-guessing every move, you’re not behind.
You’re just trying to make a smart decision in a very noisy market. And that’s more than reasonable.

Share this with that one person who always says this stuff like it’s a fact…and then call me and I’ll show you how we can change the narrative.
