Think of it like looking at a home from the curb. Based on the information and documentation available at the time, your loan officer can get a strong picture of your potential financing options.

Underwriting is more like stepping inside for the full walkthrough.
As additional documentation is reviewed, more details may come into view—income calculations, assets, credit, property information, loan program requirements, and other factors that can affect eligibility.

That’s why something can occasionally look a little different in underwriting than it did during the initial pre-approval.

The takeaway? A pre-approval is a valuable starting point, but it is not a guarantee of final loan approval. Final approval is subject to underwriting, verification of borrower information and documentation, property eligibility, and applicable loan program requirements.
