I just can't get these FAQ out of my head.
Q- Will my insurance carrier pay for my living expenses if I must relocate while my home is being repaired?
A- I hate to say it but that is a question for your insurance agent. Go over every nut and bolt on your policy to see exactly what your policy does and does not cover. Every insurance company is different and each policy is unique within itself

Here I go again with the FAQ.
Q- Should I get flood insurance?
A- If there is a 25% the house will flood within the next 30 years most definately. In some cases it may be required by the lender. If your home does not fall within those perimeters it is a judgement call. A judgment call yes but for homes not in a flood zone the cost of adding flood insurance will set you back about $600.00 annually. That's cheap insurance against paying for flood damage out of you pocket when the average cost of repairing a home that has suffered flood damage is somewhere around $30,000.00. Yes $30,000.000. I don't know about you but would rather shell $600.00 annually and let the insurance company handle the rest, minus your deductible, as opposed to $30,000.00 out of my pocket

I'm on kind of a FAQ mood these days so sit back and enjoy the ride, hopefully I can answer some questions while I'm at it.
Q- What about home inspections?
A- On new construction it depends. If the area has a county or city inspector the need for an inspection is less important and the money could be spent elsewhere. After all, the county and or city inspector has inspected the home during each pahase of construction. But, if you still feel the need to get a home inspection then by all means do so. If the county or city the house is built in does not require home inspections during the construction of the home, get an inspection, believe it or not there are builders out there that will cut corners where they can. I try to stay away from those builders. On existing homes get the inspection. Buying a home is expensive and can be stressful. The $400.00 or $500.00 is cheap insurance the seller hasn't neglected maintenance, the roof needs repair or any number of things that can go wrong on older construction. It's really simple, it can be used as a contingency in your purchase offer.

FAQ
One of the questions that comes up time and time again is whether or not the seller has to disclose the fact that the house they are selling has mold. Well, it's not that cut and dry. If there is obvious mold growth, let's say on the living room wall; then, yes the seller must disclose such. However, the seller is not required to look inside the walls or crawl around in the crawlspace lookung for mold. That said, let's say the homeowner had a leaking water pipe. The pipe was fixed but the subsequent mold was not addressed. It would be reasonable to assume the seller knew of the mold and must disclose as much.
