Your LTV compares the size of your loan to the appraised value of the home. For example, if you’re buying a $200,000 home with a $40,000 down payment, your loan amount is $160,000 — giving you an LTV of 80%.

Why it matters: A lower LTV can mean better interest rates, lower risk to lenders, and for most lenders it waives the need for private mortgage insurance (PMI).
