One of my favorite parts of being a mortgage lender is helping people realize they may be much closer to homeownership than they think.

I started working with this buyer back in March.

At the time, he wasn't able to qualify because of some credit Issues.

Instead of telling him no, I put together a game plan.

He followed the plan perfectly and in just three months raised his credit scores by over 70 points.

Now he's under contract to buy his first home.

I finally did it... bought my first pair of New Balances.

Pretty sure the second | put them on I unlocked full boomer dad mode.

Suddenly I'm talking about how interest rates used to be 18%, turning off lights behind people, yelling about the thermostat, and asking if we live in a barn every time the door gets left open.

If you see me at Costco this weekend... just know the transformation is complete.

Waiting for rates to drop before buying a home?

I get the logic but here's what most people don't think about.

Home prices are projected to keep rising around 4% per year.

That means a $400,000 home today will likely be worth around $435,000 in just 2 years.

Even if rates come down, you could still end up with a similar payment because you're buying a more expensive home.

Another thing people forget: when rates drop, more buyers jump back into the market, competition heats up, and prices could jump even higher. Remember 2020...

Contrary to what social media loves to say.... NO, the housing market is not crashing anytime soon.

You can always refinance later, you can't go back and buy at yesterday's prices.

Congratulations to our first-time homebuyers on closing on this beautiful home in the highly desirable Mac-Grove neighborhood in St. Paul, Minnesota!

After about a year of searching for the right fit in the neighborhood they truly wanted, they finally found the pertect home, and we were able to get them to the closing table a few days early.

A mortgage is not Amazon Prime.

The flashiest option or lowest advertised rate does not always mean the best deal.

A lot of lenders advertise a super low rate to get your attention, but what matters is what it actually costs to get that rate.

Points, lender fees, and other upfront costs can vary a lot.

Sometimes the "better rate" ends up costing you thousands
more.

Mortgage rates are not a one size fits all.

The rates you qualify for depends on things like credit score, down payment, loan type, property type, and overall financial profile.

That flashy rate in the ad may not even apply to your situation.

The lowest advertised rate does not always equal the best mortgage for you.

The biggest mistake first time buyers make?

Thinking their first home needs to be their dream home.

Honestly, it probably shouldn't be.

A lot of people wait because they can't afford the "forever home" they picture in their head.

That mindset can cost you years of building equity.

I bought my first townhome in Minnesota with minimal money down. About 2.5 years later, we sold it and made over $70,000.

This became the down payment for our next home.

Lived in that home about 5 years and sold it for about $150,000 more than we paid.

That helped us move to Arizona and even pay off Alyssa's student loan debt.

The goal of your first home isn't perfection.

The goal is to get in the game, build equity, and create options for your future.
